Volumes have been written about the complexities involved in home purchases. All the hullaballoo about this complex nature of the transaction often overwhelms buyers. They fervently employ themselves to equip themselves with as much knowledge as possible. While that is a great start, it would not be wrong to say that you could do much better with other assisting you in the process. We are of the belief that you need the help of these three people to complete the home-buying process in the smoothest way possible.

A homebuyer

You would make a great start if you consulted someone who has gone through the process recently. He would be in a position to guide you about the entire things and tell you what all is to be done. But, most importantly, he would be able to tell you what not do to avoid any unpleasant circumstances. He would tell you that a particular developer is not to be trusted because they have duped buyers previously. He would tell you what the cons of investing in a property of a particular configuration are. He would tell which banks offer the best home loan deals. All this information is going to be quite useful for you. However, do keep in mind that your financial position may not be similar to that of this buyer. Do not try to replicate everything that is being said. You have to evaluate your position and act accordingly.

A broker

Property brokers, to most buyers, seemed like a necessary evil. It would be quite hard to materialise your purchase without their help. But, these used to be professionals we looked at with a suspicious mind.  It was highly likely that brokers would take you for a ride in case you are not alert at all times. Now that the Real Estate (Regulation & Development) Act, 2016, has taken this segment under its purview, there is no need to look at property advisors with doubt. They happen to be the expert and know much better about the local surroundings.

A lawyer

Under no circumstances should you try to take matters in your hand as far as legal matters are concerned. You should at all times have a professional lawyer, who understands the nitty-gritty of the transaction by your side. There are so many things involved in the process that you might miss. You may, for instance, not be certain of the documents you have to check before you book a unit with a developer. You can also not say with certainty what approvals the developer should have in place when he hands you over the property. At all such junctures, a lawyer would come to your rescue.
