If you have decided to sell your home and you are eager to make a profit out of it, there are several aspects you need to keep in mind while marketing your resale apartment in India. Sometimes, in the heat of the moment, you can under or overdo some things or completely ignore the importance of some strategies. There are some common mistakes that can hamper your sale while also inviting negative feedback on your home. Here are four things you should avoid while selling your home:

1. ​Overpricing or under-pricing

Pricing is the primary step when you are on the road of selling your home. A high price will make people wonder what is so special  about the place but might leave them disappointed in the end. On the other hand, if desperation leads to putting a lower price, it can   raise speculations about the place. Do an in-depth research about the prices of new apartments in India and put your figures  accordingly. Make comparisons with the prices of homes that fall under the same category as yours in terms of number of rooms, area  covered and overall features. However, make sure the comparison is done correctly so that the price you put up possesses a similar value.

2. Be honest, be prepared

When you are thinking about impressing potential buyers while trying to sell your home, you will be tempted to conceal any problems it may have. This is perhaps the biggest mistake you could make, considering that a discerning buyer could easily figure out the flaws in your home, but more so because it would be akin to committing suicide in terms of how it could affect your goodwill and market reputation. Every home has its flaws and weaknesses, and every discerning prospective buyer expects that the home they are interested in is not “picture perfect.” Instead, if you objectively assess all the weaknesses of your property for sale and make the necessary corrections, you will be in a position to be upfront and honest with your prospective buyers and add brownie points to your reputation. When it comes to residential projects in India, prospective buyers are wary of property dealers and sellers who go out of their way to try to present their wares in a positive light in an effort to make a sale. However, doing that significantly reduces the chances of making a successful sale, as the prospective buyer will be all the more careful in finding flaws and bargaining for a lower price. They may even lose interest if they feel you are not willing to address issues that are of concern to them.

3. Trying to be too nice

It is a good gesture to be a good host to visitors viewing your home as prospective buyers. A sweet smile builds trust in their minds and can turn the visitors in buyers. However, being too nice is not a good idea. Always smiling and following the visitors around can make them feel uncomfortable, and it is best not to make that impression. Putting up fancy furniture and other showpieces in ready to move apartments in India will make the potential buyers concerned about hidden prices or overpricing. There can also come a moment when you feel frustrated to have not converted anyone into a buyer, but in that moment it is important to keep your cool, be patient, and not lose your smile without turning it into a creepy grin.

4. Hiring the wrong agent

When you give the responsibility of selling your home to a property agent, you might start relying on them too much. An agent with mischievous intentions can fool you into paying more commission from your profit to him, directly or indirectly. It is vital to learn the art of selling yourself and letting the agent do things professionally while simultaneously making sure he is not just thinking about marking up his own commission.
