4D: A Whole New Dimension To Property Viewing
When Devesh Verma, a Gurgaon-based information technology (IT) professional decided to buy a home for himself, his experience was not easy. In a PropGuide series, 'Home Buyers Speak', Verma said he had to make multiple visits to agents and dealers, and even spend his weekends visiting property sites. “Many a time, we visited properties that did not suit my requirements. My property search went on for so long that I had to delay the purchase for two months; that caused me a loss of Rs 3 lakh,” he said.
Just three years ago, Verma would not have imagined he could do his property search sitting at his home or office. But today, a new feature on PropTiger.com makes that possible. PropTiger.com has introduced on its website the facility to take a '4D View' of upcoming real estate projects in India, to allow buyers a real-life experience of property.
You could view the whole project on the website, and click on a tower to know the particulars of each floor and room there. Besides the size and interior arrangements of each room, you could experience the view outside, as would be visible from inside that room. You could also rotate the view and see how the property's features look from different angles.
People often complain that the rigour of property search is the biggest task while buying a home. Often, they are not convinced about upcoming and under-construction projects because they do not get the real sense of how the place might look after construction.
Mohit, a finance professional who recently bought a resale property in Hyderabad, had told PropGuide that he had to visit the same property both in the morning and at noon. “Something you saw in the morning might not look the same in the afternoon,” he had said. Not anymore. If Mohit were to buy a property today, he would be pleasantly surprised to know that PropTiger's 4D View also has the option of seeing how a property looks at different times of the day — morning, noon and evening — with passage of light, etc, duly highlighted. It also offers a video tour of the interior space of the home.
PropTiger's 4D View is the latest among a host of innovations that the portal has introduced lately, to make home buying an easier and more exciting experience in India.
Earlier, the City Master Plan, another of PropTiger's unique features, had been an instant hit with home buyers. A first-of-its-kind feature not only in India but globally, the City Master Plan helps buyers get information about the future infrastructure projects likely to come up around the property listed on the portal. For instance, you can know whether a highway or a metro station is proposed to be built anytime soon in the vicinity of the property you are going to buy.
Similarly, PropView, a feature on PropTiger's Android app, offers the unique experience of automatically getting a list of properties around your location using your smartphone sensors. You simply point your phone in a direction and the app lists properties within five kilometers in that direction. Besides, most updates on PropTiger's website and app are made available offline, too.
These features are just a few steps towards revolutionising the Indian real estate sector from the perspective of both buyers and builders. People like Verma and Mohit could now save their time, money and energy. Buying a dream home is surely a smooth experience now.
