It would hard to impress Generation Y or millennial with same old gimmicks in case you are trying to sell your property. The traditional methods would just not be enough. Here are five essentials when you are targeting a millennial homebuyer.

Ensure low maintenance

If you tell them that there may be issues such as water shortage or seepage, power failures, chances of you finding a taker will be slim. This is because most millennials are working and are on-the-go. To cater to such this buyer group, your house should be efficient and its maintenance requirements should be minimum. Millennials do not mind paying a little extra to ascertain that the house is self-sufficient. A millennial will opt for a house that will not fiddle with his lifestyle.

Harp on the amenities

This pitch never fails. However, the focus would be different if you are trying to sell your property to generation Y. Millennials insist on getting the whole package – availability of domestic help, rush-to provision stores and home-delivery facilities. They also look for proximity to strategic locations and leisure zones, etc. Besides, young buyers are particular about fitness. Even the sedentary ones would love to know that there is a jogger's trail and an all-sports court in the housing complex. Therefore, as a seller, you have to do much more than base the value of the property on to its location.

Small but open floor plan

Disposable incomes are rising but so is the cost of property. For the more mobile among young buyers, even renting is gaining ground. However, for reasons more than one, owning a home has its own charms. The millennials do not mind opting for a compact home if it serves the need. Open-floor plans have taken over the traditional layout of homes. Therefore, if your dining room opens up into the kitchen, a prospective millennial homebuyer will not back out. Open plans also make the home look bigger and if maintained well, they look quite good, too.

Make way for the office at home

Professional lifestyle is not totally outside the home. It has pervaded most of our personal lives. How about telling a prospective homebuyer that there is enough space for a home-study, for an office at home, a mini-theatre or a leisure zone? Simply saying that wouldn't be enough. Space-efficiency is something that a millennial is insistent upon and quick to notice. Therefore, it would be your responsibility to research about how to demarcate space in a compact house to make the house equally warm and welcoming as a big home.

Catch them where they are

We are talking about the online space. In December 2016, there were as many as 432 million internet users in India, and this number is set to grow. So, this is the space where you should be searching buyers. Post your property online, price it right and, more importantly, promote or advertise it right to get noticed.
