'Which floor?', is the first question asked by a home buyer who plans to buy an apartment in high-rise property.

This choice is made based on various prerequisites which are different for different buyers. The choice of floor can depend on the needs of the family members. For instance, a number of families which have elderly people or children, prefer the lower floors due to the ease of commute. The lower floors are a choice made by the pet owners too. On the other hand, young home buyers like working professionals and couples prefer the higher floors.

Listed below are a few factors to consider while making a choice of the floor you want to live on:

  • Heat and light: The top most floors of a high-rise always comes with best view amongst all other apartments, adding to the luxury. On the hindsight, the topmost floors absorb heat very quickly too, thus calling for higher energy expenses, especially if you live in a warm city. So, avoid choosing the topmost floor even if it is not a high-rise.
  • Safety & Security: The ground and the first floors in a residential property are the first targets of crime due to easy access. So if choosing to live in these floors, ensure all the safety measures are in place including burglary alarms. On the other hand, higher floors are more vulnerable in case a fire or any other disaster that breaks out, as they are difficult to access by the rescue teams. So if living on higher floors ensure that the building has enough fire safety exits and follows all the procedures regularly.
  • Noise: If you like peaceful surroundings without any hustle and bustle, then you should opt for higher floors. This will cut down on the external noises including that of the traffic.
  • Numerology: The thirteenth floor is considered to bring bad luck and is so famous for it that many residential and commercial buildings completely avoid building one. However, many other numbers are believed to bring back luck too including 8, 28, 16, 22, 43 and 35. Such floors are also the last to get occupied in many buildings across India and abroad.
  • Price: Builders price apartments on each floor differently depending on the view it offers and the demand. Builders always sell the top most floors at a higher price due to the exotic views that they come with. Moreover, they become more expensive if the building is located near a landmark or close to a river or the sea.
