Luxury is one of the segments in Chennai real estate that is witnessing an upward trend. According to a report by PropTiger DataLabs for the month of February 2017, the luxury property market in Chennai was driving the sales numbers. Most of these luxury projects are slated for completion in 2017. The city offers home buyers a perfect mix of traditional and modern cultures and has witnessed massive development in terms of both industry and infrastructure. This is why home buyers across segments have made the Tamil Nadu capital their homes.

PropGuide lists five best localities in Chennai based on the per-sq-ft price of property according to PropTiger DataLabs:

 Teynampet

With 150 per cent growth in average property prices in past 48 months, Teynampet has emerged as the most preferred location for those looking for luxury property in Chennai. Lying in close proximity to the city centre, Teynampet has plenty of commercial set ups along with luxury properties. A posh locality, it has as many as four to five-star hotels and a political party's office, too. The locality is in proximity to the Chennai Central Railway Station (7.9 kilometres) and the Chennai International Airport (13.5 kilometres) . It is also connected to the Nagapattinam Chennai Highway. The properties here are available in 2, 3, 4 and 5BHK configurations and are priced at Rs 30,000-Rs 35,000 per sq ft.

Alwarpet

A well-developed social and civic infrastructure and its proximity to the city centre, Alwarpet is an upscale locality. One of the oldest localities, Alwarpet has witnessed a 6.5 per cent rise in average property prices in past 50 months. It is home to actor Kamal Hasan and politician, M K Stalin and has a livability score of 9.7. The properties here are available in 2, 3, 4 and 5BHK configurations are priced at Rs 20,000 - 23,000 per sq ft.

Abiramapuram

A livability score of 9.5, Abiramapuram lies in proximity to the offices of some of the leading corporates including Exide Industries Ltd and Reliance Industries Ltd. Abiramapuram has a well-developed social and civic infrastructure. The average unit sizes in Abiramapuram range between 700 sq ft to 4,363 sq ft and is priced between Rs 19,000-21,000 per sq ft.

Nungambakkam        

One of the oldest localities in Chennai oozing Europe's vintage culture, Nungambakkam is located at the western limits of the city. This locality enjoys proximity to some prominent company offices, including ITC Ltd, Dr. Reddy's Laboratories Ltd, Sulakshana Circuits Ltd, Pioneer Steel Private Ltd and Tech Mahindra Ltd. Well-connected to other parts of the city via major roads, including the V R Ramanathan Road, the McNichols Road, the Sterling Road, the Tank Bund Road, the Valluvar Kottam High Road and the High Road, Nungambakkam has witnessed a 15.8 per cent rise in prices in the past 36 months. Owing to the massive infrastructural development here, the locality has emerged as a sought-after residential destination for many.

Raja Annamalai Puram

Located 4.5 kilometres from Chennai, this locality is known for IT and automobile industries. Catering to a wide array of home buyers, apartments in Raja Annamalai Puram are available in sizes ranging from 992 sq ft to 6,000 sq ft. Ceebros One 74, ETA Star Lilac Heights, Arham Builders Mahadev and Devinarayan Housing Sree Sarada Nivas are some of the luxury projects in Raja Annamalai Puram.
