We live in times when everyone is in a hurry. For this reason precisely, we would like to buy a house right close to a main road, would we not? We want to take out cars and steer clear without getting stuck into the various labyrinths of the city. Sure, we do! Why else would real estate developers charge a premium if a project lies close to a main road or a state or national road network. While the charm of having such a property might be immense, there are several points one must consider before they go for it.

  • Do keep in mind that roads are public property and no individual on any ground can at any time encroach upon them. In case your developer has stretched the project boundaries farther than what he has got an approval for, authorities can anytime decide to demolish the unauthorised construction.
  • To ensure that your developer is following all rules and regulations and following legal boundaries in this regard, get in touch with authorities and try to dig information. After the Real Estate (Regulation & Development) Act, 2016, comes into force, it will become easier to access information about real estate projects.
  • While you will have a quick access to the main road, there are chances of increased noise pollution. This might not look so grave in the beginning but constant exposure to noise can adversely impact your physical and mental health. Make sure there are provisions in the property to keep the noise pollution in check.
  • In case authorities decide to widen the existing roads, you might have to let go of your property if it is an individual plot. While you will be duly compensated for this, this may be a cause of trouble for you.  In case of road-side plots, such fears will keep on lingering.  
  • Your proximity to roads is also a safety concern. At no point, there is any scope for being an easy driver. While driving up and down, make sure you drive with utmost caution. Speedy vehicles right outside will always be there to welcome you.
