Affordability & Connectivity Drive Real Estate In Noida's Sector 150

Residential development is in full swing on Noida's coveted corridor — the Noida Expressway, a six-lane highway linking the industrial town to another popular suburb, Greater Noida. With high floor area ratios (FARs) varying from 2.75 to 3.5, Noida has been a preferred micro-market for homebuyers and developers, alike.

According to the PropTiger DataLabs report March 2017, the affordable segment contributed to over 60 per cent of the total residential launches and sales in Noida, for the month. Sector 150 was ranked among the top five localities which saw maximum sales during the same period.

Improved connectivity

With the Noida-Greater Noida Metro Link expected to be operational by April 2018, residents of the locality are likely to benefit in terms of faster commuting to Delhi. The area already has sound public transportation including auto-rickshaws. Sector 150 is easily accessible from the Indira Gandhi International Airport, Hazrat Nizamuddin station as well as the New Delhi railway station. A proposed 600-metre bridge connecting Noida and Faridabad, with the development of two approach roads, will further ease traffic congestion and enhance connectivity. Sector 150 is also flanked by two important corridors — Pari Chowk and Yamuna Expressway.

All the essential social amenities encompassing prestigious schools, universities, finest healthcare centres, shopping malls, convenience stores and bank branches, are available. Moreover, proximity to corporate offices is an added advantage for working professionals.

Tucked away in a serene suburban location, Sector 150 boasts of sprawling greenery. Nearly 80 per cent of the 1,100 acres of land has been dedicated as green cover. Authorities are also planning to develop a 42-acre park which will be the biggest in the country. All the gated communities are surrounded by lush green spaces, not just offering enchanting views but also keeping pollution levels much lower.

Sector 150 presents an ideal community lifestyle, with the presence of renowned players in the industry namely Lotus Greens, ATS, ACE, Logix and Mahagun. All the projects launched in the locality, possess contemporary environment-friendly features. Some promising residential properties in Sector 150 are Golfshire by ACE Group, Parkway by ACE Group and Destination 150 by Tata Value Homes. There is availability of luxury 2 and 3BHK apartments, residential plots as well as 4, 5 and 6BHK villas.

Price updates:

  • The 2BHK homes are priced between Rs 47-74 lakh, for unit sizes varying between 1,085 sq ft and 1,400 sq ft.
  • The 3BHK homes are priced between Rs 70 lakh and Rs 1.1 crore for unit sizes varying between 1,300 sq ft and 1,750 sq ft.
  • Th 4BHK villas are priced between Rs 1.7-3 crore, for unit sizes varying between 3,500 sq ft and 8,000 sq ft.
