After Delhi, Noida Makes Property Records Accessible Online

Many aspiring home buyers exhaust all his savings to buy homes of their own. But there sometimes are cases where the buyer feels cheated, with the developer making unrealistic promises on the date of possession and then leaving him high and dry. To address a growing number of complaints from home buyers, the Noida administration has uploaded project details online.

Following in the footsteps of the Delhi government, the Noida administration has made available all information about occupancy certificates of projects on its website www.noidaauthorityonline.com.

To procure information about the completion and occupancy certificates of your property, simply log in with your registration ID (RID) and password. The website also has a list of properties classified according to departments and contains details like RID, property number and the area number. The move could force developers to adhere to the government's guidelines and give citizens the freedom to make an informed choice while purchasing properties.

The step comes amid complaints by a host of home buyers who were given possession of incomplete projects without any official documentation. Even though it is mandatory for developers to get the original plans sanctioned and then proceed with the sale, they often breach this trust and change the original plans after receiving payments.

Projects located within a 10-km radius of the Okhla Bird Sanctuary received the highest number of complaints. These projects were not given completion certificates because the National Green Tribunal had expressed its concerns over environment issues.  A centralised source of information will be a first step towards keeping property frauds in check.
