400 Projects Get Gujarat RERA Notice Over Non-Compliance

The Gujarat Real Estate Regulatory Authority has slapped notices on 448 projects across the state for not submitting their annual audit reports as mandated by the real estate law. The defaulters have been given time this month to comply with the rules, failing which action would be taken and penalty will be imposed. The initial date of submitting the report was September 30, which was later extended to October 31.

So far, the state authority has registered around 2,215 projects and 624 property agents in the state, second only to Maharashtra and Uttar Pradesh authorities.

According to the data furnished by the Gujarat RERA in April last year, Ahmedabad has the highest number of registered projects and agents, followed by Surat and Vadodara. Ahmedabad has around 1,351 projects while 460 property agents which are enrolled with the authority. Vadodara has 81 registered property brokers and 592 registered projects by April while Surat has 545 registered projects and 71 agents.

The state authority has received 4,000 applications from developers for registering their projects, including new and ongoing ones. Out of these, 3,300 projects have been approved. The Gujarat RERA has issued 115 notices to developers for advertising their projects without registration and 40 developers have been fined till April for violating this provision of the law. Recently, the authority also fined a developer for asking buyers to enter into the agreement to not to go to consumer court or the RERA to complain about construction quality.

Filing complaint online

Homebuyers can easily lodge their complaints online through the Gujarat RERA portal. There are two forms through which the applicant can send their feedback ─ Form A to complaint to regulatory authority and Form B to send the application to adjudicating officer for compensation under Section 31. The complainant has to submit supporting documents and pay Rs 1,000 for each complaint through net banking.
