The Narendra Modi-led government's Smart Cities Mission is expected to give a  boost to many cities across the country. While many states have started to develop their respective smart cities, for the national capital, too, plans to develop smart sub-cities have started to take shape. An ambitious Rs 48,000-crore mission to develop 100 smart cities, proposed in 2015, included the development of smart sub-cities in Delhi in line with the prescribed blueprint. The Delhi Development Authority (DDA) is set to develop a smart sub-city at Dwarka, Rohini and Narela.

According to the Housing and Urban Affairs (HUA) Ministry, land of 200 hectares in Dwarka, 218 hectares in Narela and 259 hectares in Rohini, have been selected for developing the smart sub-cities.

About the smart sub-city plan

Under the Land Pooling Policy, the plots surrendered by landowners to the DDA shall be used for the creation of these smart sub-cities. The L-zone of Dwarka with the largest area of around 22,840 hectares, has been zeroed-in as a possible self-sufficient integrated township. The DDA is collaborating with reputed consulting agencies and invited bids for the projects. The project will also receive technological support from the city of Barcelona in Spain. The townships will be high-density mixed-use economic, commercial and residential hubs.

Infrastructure projects

Dwarka Central Hub: Built along the Metro line, plenty of entertainment facilities and commercial projects will come up in the L-Zone. The Dwarka Central Hub will be a self-sustainable business hub offering an environment suitable for mobile workforce and entrepreneurs with advanced office facilities for start-ups and corporate.

The DDA is proactive towards launching the largest international convention and exhibition centre and hotels accompanied by public spaces like food courts, cafes, public plazas and shopping centres.

Recreational hubs: An Adventure Cycle Park drawn out of 10 hectares of forest land in Dwarka Sector 5 will benefit adventure lovers. It will comprise a cycle studio, a museum, a fitness centre, a two-kilometres mountain terrain and more.

The DDA plans to create an international sports complex with a 62-acre International Football Stadium at Sector 19 along with basketball courts, volleyball courts, 12 tennis courts and swimming pools.

Moreover, an area of 173 acres at Sector 24 will be used for developing an 18-hole golf course while over 200 acres at Sector 20 will have a theme-based park.

What's in store for homebuyers?

The neighbourhood will see new launches of residential projects with futuristic homes. Affordable homes will also be built for the economically weaker sections. Spread across 22,840 hectares, the L-zone has good connectivity to Gurgaon and many parts of Delhi. Several the DDA-authorised housing projects in this location will be a boon for homebuyers. This area of the south-west Delhi is close to the upcoming Diplomatic Enclave 2 and the Dwarka-Gurgaon Expressway and at a short distance from the AIIMS-2, the IGI Airport and the National Highway-8. In addition, to provide last mile connectivity, the Dwarka-Gurgaon Metro line project has received a go-ahead from the Haryana chief minister. A Metro line from Dwarka Sector-21 to the IIFCO Chowk in Gurgaon will boost connectivity in the L-zone.
