All You Need To Know About Sarojini Nagar Redevelopment Plan
Known for its Delhi Development Authority (DDA) flats and also, as a shopping paradise for many, Sarojini Nagar will soon be known for a revamped look, too. The locality is among the few old localities of South Delhi that are undergoing redevelopment plan set by National Building Construction Company (NBCC) and the Ministry of Urban Development (MoUD) . The colony will be redeveloped with a modernised residential building designed in compliance with the fire safety standards, green norms and utilising maximum land resources.
Here are some interesting features that are a part of the Sarojini Nagar redevelopment plan:
NBCC, which will be the implementing agency of the redevelopment plan, will construct 2.16 lakh square meter of social infrastructure, 5.09 lakh square meter of commercial space and 10,655 residential units.The total estimated cost of redeveloping residential units is Rs 10,601 crore while for commercial the total cost would be Rs 4,911 crore.The construction cost of the entire redevelopment shall be met from the sale of commercial land and surplus shops being built as a part of social infrastructure. The sale will be conducted through e-auction. In case, the amount received from the auction is not enough to meet the construction cost, then 10 per cent of the built-up area residential areas will be sold on freehold basis.NBCC will be using advanced technologies for construction that would minimise pollution and result in better construction quality and timely completion of the project.The design of the residential accommodation will incorporate disable friendly features. The commercial and office space will have a universal design and accessibility features for differently abled.The social infrastructure facilities to be developed here includes local shopping market, banquet hall, crèche, schools, skill development centre, banks and ATMs, hospitals, public toilets, parking facilities, waste management facility etc.The shifting of existing residents from the area will start a month before the construction work begins. Directorate of Estates will hand over the units when the residents will be relocated.The construction company will incorporate rainwater harvesting system, energy efficient building structure, water conservation, sewage treatment, solid waste management, vehicle parking features as per conditions mentioned in environmental clearance.NBCC will hand over the residential and commercial built up area in 48 months.As a remedial measure for reducing noise pollution due to construction activity, a 12-meter high temporary noise barrier will be installed around the construction area. To further prevent further disturbance to the buildings located next to Africa Avenue Road, Ring Road and Master Plan Road, a nine-meter green buffer zone will be developed. All the existing trees will be preserved and replanted to act as a noise barrier.NBCC will provide a draft sale agreement between MoUD and buyers that will consist of terms and conditions of the sale. The sale deed will be signed between the land owning agency i.e. L&DO, MoUD and the buyer. The stamp duty and other charges will be borne by the space buyer.The purchase will have rights only on the specified built up area while the development rights will rest with the government. Recently, Delhi Chief Minister Arvind Kejriwal had written to Urban Development Ministry to postpone the evacuation of residents of Sarojini Nagar till the flats in Kidwai Nagar are ready. The alternate accommodation being provided to them are in far flung areas such as Timarpur and Dev Nagar.
