The latest fad in the real estate block is the concept of integrated townships. Its rapid acceptance can be gauged from the fact that these days almost all major projects are being marketed as integrated townships.

What is integrated township?

To qualify for this kind of rating, a project has to be a self-sustainable unit, which means that it should be able to address the basic needs of people such as education, health care and shopping. Ideally, a township which is spread over 100 acres makes for an integrated township. However, in places where such huge mass of land is not available, smaller ones that offer limited facilities are also accepted. In a nutshell, an integrated township is a balanced mix of residential and commercial spaces, along with well-developed infrastructure of power, roads, water, drainage and sewage. Thus, it's a complex setup with more open areas with an emphasis on a sustainable living ecosystem.

Should you invest in such a township?

With many states relaxing norms to promote integrated development, several developers have entered this segment of development. To expand the boundaries of urban sprawl and prevent mushrooming of unplanned development, many developers such as Tata, DLF, Ansal and API have many such project in various stages of development across the country. As integrated townships provide holistic living environment, this model of development is being given high preference by the government. Metros and two-tier cities are likely to witness increased development in this sphere in the years to come. Investing in such projects may help you reap huge benefits in future.

What the future holds?

As integrated townships focus on creating affordable housing and good infrastructure, the government has opened the doors of external commercial borrowings for such projects, which translates into access to cheap sources of finance. Notwithstanding the other aspects of integrated township, it's the demand for housing that will drive the popularity of such projects.
