Plotted developments are a viable pick for anybody who can spare some money for an investment. It works well for

  • For all the above reasons, plotted developments are in demand. In case you are looking for plotted developments in any of the southern cities, here is a guide to help you decide.

    Hyderabad

    There are over 500 plotted developments in the city. If you are looking at affordable picks, options start from Rs 1 lakh in areas such as Rajendra Nagar, where a 600-sqft plot costs about Rs 1 lakh. If you are looking at larger land parcel, covering 24,000 sqft in areas such as Pocharam, values could go up to Rs 2.50 crore.

    Completed plot-based projects are also available at Adibatla, Bachupally, Bhuvanagari, Bongloor, Chandanagar, Ghatkesar, Kadthal, Kolur, Kothur, Kolur, Maheshwaram, Mangalpally, Mazidpur, Medchal, Mokila, Pochampally, Shadnagar, Shankarapalli, Shamshabad and Uppal Kalan, etc.

    Also note

    There has been a change in the mechanism of layout approval by the Hyderabad Metropolitan Development Authority (HMDA) since 2001. Earlier, a draft layout was given to the developer/applicant with conditions to develop the layout works within one year. Plots could be disposed only after the HMDA sanctioned the final layout. This procedure left many layout development works incomplete and dragged cases for many years due to non-compliance of the layout development works.

    Under the new procedure, the applicant can sell 75 per cent of the plotted area after the layout approval and after mortgaging 25 per cent of the plotted area as surety for compliance of the layout development works. This procedure has resulted in facilitating the layout owner with getting capital investment for undertaking the layout development works. In fact, this procedure is working well and is being emulated by other urban development authorities, too.

    Bengaluru

    You get to choose from over 1,200 plotted projects in the Garden City. Plots are up for sale in the range of Rs 1.50 lakh to Rs 4.50 crore, depending on the size, the amenities and the location.

    Anekal City, Attibele, Bagepalli, Bannerghatta, Bidadi, Budigere Cross, Chikaballapur, Devanahalli, Doddaballapur, Gauribidanur, Hessaraghatta, Hoskote, Kolar, Kurubarahalli, Malur and Nelamangala Town are some of the areas where plots are easily available.

    Owing to the popularity of some places, the price band of plots in areas such as Sarjapur, Yelahanka, Kanakapura, Jigani, Devanahalli, Varthur are on the higher side.
