Consider These Localities For Ready-To-Move Units In Delhi

It seems ready-to-move properties are back in trend as buyers are taking little chance with under-construction projects. While Noida and Gurgaon are obvious choices for homebuyers due to more amenities, availability of projects which are nearing possession and nearness to job market but Delhi will always be a more desirable destination for many reasons such as better safety, connectivity, round the clock power supply, water supply etc. If you too are looking for ready-to-move options in Delhi within a modest budget, factor in the following localities.

Uttam Nagar

Currently unregularised, Uttam Nagar is one of the important localities of Delhi for those looking for affordable housing options in here. The area has direct metro connectivity to Dwarka, Noida, Central Business District of Connaught Place and would soon be connected to Gurgaon via the Magenta Line with an interchange at Janakpuri and Hauz Khas.

The nearby areas such as Mohan Garden, Sainik Nagar and Bindapur has a number of property options in the affordable range but the legality remains a challenge here. Once regularised, property prices could go up by 20 per cent, as speculated. Currently, a 1BHK property is available at a starting price of Rs 11 lakh while a 2BHK is offered for Rs 14 lakh onwards and a 3BHK is on sale for Rs 35 lakh onwards.

Dwarka

Dwarka is one of the upcoming areas in the national capital where second diplomatic enclave is already under planning, a model for the smart city is being constructed and it has direct metro connectivity to the airport, Connaught Place, Noida and swift road connectivity to Gurgaon via Dwarka Expressway. With Delhi Development Authority (DDA) developing amenities here, many pockets within Dwarka has come up which are offering properties at modest prices. Dwarka Mod, Sector 12, 19, 22 are the closest pockets. A 1BHK property here is available at a starting price of Rs 15 lakh while a 2BHK is available for Rs 18 lakh onwards. A 3BHK is available for Rs 31 lakh onwards. There is ample number of new units available for sale which might command a premium as compared to old resale units.

South Delhi

These are the premium pockets of Delhi where property prices are more than 10,000 per sq ft. The proximity to posh retail hubs, entertainment zone, Noida and Gurgaon makes South Delhi one of the most desirable locations to own a home for Delhi citizens. Malviya Nagar, Greater Kailash 1, Defence Colony, Lajpat Nagar III, Sarita Vihar are some of the popular pockets in this part of the city. There are no small units available for sale in this sub-region hence the property prices vary here between Rs 1.5-15 crore for a property which is sized between 1,500-5,400 sq ft. There is a huge demand for serviced apartments and rental housing in the area. Therefore, investors can consider buying a property if they wish to earn regular monthly income. There are rarely any new units in the area except for those which have been redeveloped into builder floors.
