DLF Privana : Luxurious Independent Floors in the Heart of New Gurgaon

Recently, DLF has announced its pre-launch project- DLF Privana in Sector 76 Gurgaon.

Spread across an area of 113 acres, DLF Privana has stilt+3 floors and consists of 3 BHK independent homes. Flanked by the Aravalli range on one side and 500 acres of master planned greens on the other, the project offers an ultimate experience of green living. While the ground floors open into exclusive front sit-outs and rear lawns, the first and second floors have spacious terraces and balconies.

Product

DLF Privana is offering 3 BHK in two sizes- 2,000 sq. ft. and 2,016 sq. ft. A plotted development by the name of Alameda is also being developed by DLF in the vicinity of Privana. ABW Group Verona Hills is another project in vicinity of Privana. The ABW group offers 600 units in 14 acres bringing the apartment density to 43 flats per acre. Whereas, DLF Privana is believed to have 80 plots of 360 yards, expected to offer 240 residences. This makes it comparatively less dense and ensures optimum space for the units. Also, each unit will have its own balcony and community garden.

DLF Privana will be amongst the very few low density independent floor options in Gurgaon. It is being compared with DLF Exclusive Floors in DLF-5 which commands a very high premium in DLF-5.

  • Easy access to the Sohna Road and Golf Course Road through the Southern Periphery Road.
  • Hyatt Regency is 2.5 kilometers from the location.
  • Indira Gandhi International Airport can be reached within 40 min via NH 8.
  • Ninex Mall and Emaar MGF Palm Gardens Plaza shopping complex are coming up nearby.
  • Krishna Hospital and SRS Hospital are located within 5 km of radius of the project.
  • The cluster from Sector 76 to 95 in New Gurgaon is an upcoming residential locality. Both physical infrastructure as well as social infrastructure in this area is developing. Kherki Daula toll is the only weakness we see in investing in this project but this toll might be removed before the project completion. Since it is one of the fastest evolving residential localities, one can expect that the physical and social infrastructure will improve with time.

    Price Trends

    The tentative price for DLF Privana will be around 7,500 per sq ft. However, 75% of the properties in Sector 76 , Gurgaon fall in the price range of 5,000-6,000 per sq. ft and 25% fall in the range of 6,000-7,000 per sq. ft. The average property price in Sector 76 and 77 are 5,678 per sq. ft. and 6,422 per sq. ft., respectively. Thus, the price of DLF Privana is higher than the locality average. Being a luxury project, the prices ought to be high but it seems that the price of DLF Privana is higher than all the projects in the area. This can be discouraging for the buyers and investors.

    By the time it is completed, more residential projects would have come up in the region and the social infrastructure would also have improved. So, for the investors and end-users who are not looking for immediate possession, DLF Privana is an option worth considering.
