How Much Do Homes At BKC Cost?

It is hardly any secret that Mumbai’s Bandra-Kurla Complex (BKC) is a favourite among global conglomerates to lease office space in India’s financial capital. From Amazon to Boston Consulting Group, and from Dow Chemicals to Ferrari, the who’s who of the business world have chosen Mumbai’s second central business district (CBD) to set fancy shops in India.

Global surveys also suggest BKC is among the most-expensive office markets in the world— the CBD was ranked the 26th most expensive office location in the world in 2018 by an international property consultant, with an annual prime rent of $96.51 per square foot (PSF) .

Would it simply not be perfect to have a home close to this new business-cum-leisure hub in India’s financial capital? One can only imagine the growth prospects.

What are the prices like?

Let us start with a price analysis. According to data available with PropTiger.com, property prices at BKC have dropped substantially now when compared to the trends in 2018. One had to spend over Rs 44,000 for a square foot (sqft) of space here. However, rates cooled in the year that followed. Currently, rate of property in BKC costs an average Rs 41,400 psf.

What all do I get to enjoy?

At BKC, you are on the centre of things. Apart from all things big, you will also have everything close to you to enjoy an easy day-to-day life.  So you get to enjoy services provided by as many as 87 bank branches, 122 restaurants, 146 hospitals, 59 ATMs and 143 schools. The upcoming convention centre at BKC, which is touted to be the country's biggest such establishment, would further add to the glory of the place.

Just so you know, BKC has a score of 9.4 out of 10 on PropTiger’s neighbourhood livability index.

What are my options?

Are you not tempted to go for the BKC? If yes, there are a total of eight projects for you to pick from. Of these, five are ready to move in while three are under-construction.

Kanakia Paris, for instance, is an under-construction project by Kanakia Spaces in the area which is likely to be delivered by September this year. A 2BHK unit in this project would cost you between Rs 3.7 crore and Rs 5.4 crore while a 3BHK apartment would come for as much as Rs 6 crore.

Another under-construction project at BKC is Forum Serendipity by Forum Group. The project offers 3 and 4 BHK units, in a price range of Rs 5.5-6.5 crore. The project would be ready for possession by the end of this year.

Sunteck Signia Pearl Phase-2 by Sunteck Realty is the third under-construction luxury project in BKC, where large 4BHK homes are available for purchase. This project is also expected to be ready for possession by 2019-end.
