How Proposed Greater Noida-South Delhi Elevated Corridor Will Impact Real Estate

The residents of south Delhi might soon enjoy direct road connectivity to Greater Noida owing to the proposed elevated corridor by the Public Works Department (PWD) . Travelling to Greater Noida from south Delhi is a tedious task, dealing with traffic snarls everyday. Peak-hour congestions at Kalindi Kunj and the DND Flyway are a common sight and the elevated corridor would come as a relief to many. The commuters would also be able to bypass the congestion on Noida Expressway that connects Noida with Greater Noida. At present, the traffic moving towards Greater Noida converges with the Noida traffic at the Noida Expressway causing congestion during peak hours.

The stretch

The PWD while studying the feasibility of the project proposed four different alignments. Under the selected route, the corridor will start from Aali Village going through the National Highway 2 and end at Noida-Greater Noida Expressway crossing the Yamuna River.

The first 300 meters of the corridor will be nine metres wide and the rest of the alignment is planned on an open land which belongs to the state irrigation department of Uttar Pradesh. The corridor will be built along the railway track before crossing the Agra Canal. The width of the road will be 12.5 metres. The road will also run parallel to the Jaitpur Pushta Road within the catchment area of the drain. The major portion of the elevated corridor will have eight lanes with the provision for cycle track and footpath.

The stretch will be seven-kilometres long and will be completed in 30 months. Once completed, the corridor is expected to be the shortest route from south Delhi to Greater Noida.

The only challenge for the project is the encroachment in the first 300 metres of the stretch.

Impact on real estate

At present, it takes about 50 minutes-90 minutes to reach Greater Noida from south Delhi. Usually, the reduction in travel time between the two junctions can boost the real estate in the areas where property prices are low. Since Greater Noida is affordable compared to property prices in south Delhi, once the connectivity gets operational, there would be a price equilibrium in the two areas. This corridor will benefit those who have invested in a property in Greater Noida. The property prices in Greater Noida, at present, vary between Rs 3,000-5,000 per sq ft while south Delhi offers properties in the price range of Rs 6,000-8,000 per sq ft. The corridor would also boost the land prices which would, in turn, make the housing in nearby areas expensive.
