How Sahibabad Has Shaped Ghaziabad's Growth Story

From a bustling industrial township, the dynamics of this town in the National Capital Region (NCR) has taken a positive turn which has given a huge boost to the Ghaziabad real estate market. Sahibabad is the locality in focus. This region of the Ghaziabad district is showing signs of an upcoming residential destination in NCR with an upcoming Metro link and government's push for the 'Housing for all by 2022' being the major driving factors.

Upcoming infrastructure

Sahibabad has a strategic location as it shares its borders with three towns - Noida, Delhi and Ghaziabad. It is well connected to East Delhi and Noida localities and has excellent rail link and road transport. Now, this pocket of Ghaziabad is set to see another spell of infrastructural growth. The Ghaziabad Development Authority (GDA) has approved plans to extend two proposed Metro routes to the Ghaziabad area, which once operational, with greatly increase the real estate activities in the neighborhood and augment the demand for properties in Sahibabad as well. Presently, the Dilshad Garden Metro Station is the nearest from this region.

The soon-to-be-operational Hindon Elevated Road is another noticeable development that is believed to ease commuting from Delhi to neighboring areas of Ghaziabad including Sahibabad. This 18-km long stretch is a major bypass link to the National Highway-24 and will be connected to the UP Gate and further up to Meerut.

Government push to develop Sahibabad

Owing to its proximity to Delhi and a base for thriving industries, Sahibabad has gradually developed into a residential area. The GDA and Government have approved projects under Affordable Housing scheme, as part of the 'Housing for all by 2022' initiative in Sahibabad and the surrounding localities like Rajnagar Extension. Furthermore, there has efforts from the government to transform the industrial plots into residential colonies.

Scope for commercial growth

Sahibabad has majorly been known for its industrial and commercial environment. The Sahibabad Industrial Area houses many industrial plants and companies like Bhushan Steel Ltd and Dabur India Ltd. In addition, there are few IT companies that have set up their operations here. The commercial belt of Sahibabad is set to grow in future as more commercial projects including shopping malls are likely to come up thus impacting the residential market in a positive way. Industry experts are confident that investment in Sahibabad will fetch higher returns in the coming years.

Range of residential options

Primarily driven by end users, the Sahibabad residential market offers a wide range of housing options for buyers. Besides affordable homes under the government-sponsored schemes, there are several gated-community projects by private developers. Residential plots, ready-to-move-in units, builder floors and under-construction properties are available in Sahibabad across the sub-localities at Rajendra Nagar, Raj Bagh, Pasaunda and Neelmani Colony. Reputed educational institutions, healthcare centres, restaurants, offices, retail shops, bank branches, etc. are situated in and around the locality that makes Sahibabad a liveable territory.

Residential properties in Sahibabad have an average capital value of Rs 3,700 per sqft. Standard 1BHK homes of size 650 sqft are priced around Rs 27 lakh. Apartments of 2BHK size of 950 sqft have an average price of Rs 30 lakh whereas luxury 3BHK homes of size 1,400 sqft are priced at an average of Rs 55 lakh.
