How To Buy A DDA Flat In Resale?

The Delhi Development Authority (DDA) comes out with housing schemes every year or two to cater to the growing housing needs of the citizens. Buyers, who have missed the chance can buy these properties for resale.

Benefits of investing in Old DDA flats

Old flats in DDA colonies are a good buy as all of these areas have come up to be a prominent real estate hub such as Dilshad Garden, Janakpuri, Dwarka, Rohini, etc., and have witnessed huge price appreciation in past years due to infrastructure development.

Since new supply of properties in the key areas of national has been slow, end-users looking for an upgrade often prefer these resale properties to invest in. Also, DDA flats are leasehold properties and can be converted into a freehold after paying minimum charges. Banks and NBFCs do not mind giving out home loans for old DDA flats, provided the documentation is complete.

Documents required for buying DDA property

A seller needs to possess these documents in original or copies to prove his ownership:

  • Allotment letter provided by the DDA
  • Sale deed (if converted to freehold) , power of attorney and possession letter
  • NOC (no-objection certificate) for electricity and water
  • Documents required for transferring DDA property to the new owner

  • Two indemnity bond, dully executed on Rs. 100 e-stamp paper
  • Two affidavits, dully executed on Rs. 10 e-stamp paper
  • One undertaking, duly executed on Rs. 10 e-stamp paper
  • Three specimen signature and one passport-size photograph, duly attested by Class-1 officer
  • Form D or completion certificate and registered lease deed
  • Any of the two addresses proof document
  • Passport

    Voter ID card

    Aadhaar card

    Nationalised bank passbook

    Electricity bill, etc.

    Once all these documents are collected, approach the DDA for a mutation certificate.

    Check this before investing-

  • Check out the age and quality of the construction before investing in DDA flats. Also, check how long the property has been lived in.
  • The property should be free from encumbrance. Check for rules and regulations from the authority about restrictions.
  • Make sure no illegal alteration, modifications and renovations have been made. Buy modified flats only if it has been done according to prescribed rules.
  • Some DDA flat owners may not have their registration papers as it has been lost by the DDA during recent fire mishap. In such a case, consult a lawyer to understand the implications of sale through power of attorney is considered illegal. However, you can consider taking a loan against property through GPA (general power of attorney) .
