In Chennai, Police Verification Of Tenants Just A Click Away

If you are one of those who invested in Chennai real estate to earn rental income, here is something that would cheer you up immensely. As a rule, all landlords are required to get their tenants verified by the police.

Under Section 188 of the Indian Penal Code (IPC) , which pertains to disobedience of order duly promulgated by public servant, an offender may be "punished with simple imprisonment for a term which may extend to one month" or with a fine which may "extend to Rs 200".

A landlord must also follow the process for his own safety. This is also necessary to ensure no damage is done to your priced possession.

Plans are underway to ensure landlords are able to get the verification of their tenants done through a click of their computer mouse. By September, the Chennai Police would launch this facility through the Crime and Criminal Tracking Network and Systems (CCTNS) .

“Applying and downloading forms will go online primarily for tenant verification, job verification and self-verification or character certificate. We are planning to introduce it by the end of September,” State Crime Records Bureau Director Seema Agarwal was quoted in The Hindu as saying.

All you have to do is fill form after logging on to the Tamil Nadu Police’s official website — tnpolice(dot) gov(dot) in — and upload a government authorised identity card. The police would come to your doorstep, and after getting your go ahead, would pursue the case further. You will also have to deposit Rs 500 as the fee to avail of this service. After the verification, a certificate will be issued within weeks.

Using this system, a citizen can also get a character certificate issued.  This online system is already being used to lodge complains & FIRs with the police and to track them, to view vehicle status, to view details of arrested people and other such services.
