January 12, 2017   |   Mishika Chawla

An emerging real estate market, Barasat in Kolkata is located towards the north of the city. Apart from enjoying proximity with the city centre, this upcoming locality also offers property at comparatively affordable prices. Adding to the attraction of the locality is the fact that it is also a prime roadway and railway junction in North Kolkata. No wonder real estate developers are betting big on Barasat real estate.

The location

Barasat offers home buyers a strategic location; it is surrounded by Kolkata's key areas such as Dum Dum, Belgharia, Konnagar, Baguihati, Barrackpore, Khardah, Madhyamgram, Rajarhat New Town, Serampore and Shyamnagar.

The infrastructure

Barasat offer home buyers a great infrastructure. A 132-kV power sub-station is likely to be operational soon here, which will ensure 24x7 electricity supply for residents. Along with this, the state government is planning to construct an underpass at Madhyamgram Chowmatha, a flyover at Barasat Dakbanglo crossing and spreading of a seven-km stretch between the Kolkata airport and Dakbanglo More. This is to solve traffic issues faced at the Jessore road. On the other hand, the Noapara-Barasat metro Morridor will further boost connectivity in the region. This will create demand for apartments and plots in Barasat.

 The prices

According to PropTiger Datalabs, average property prices at Barasat is Rs 2,263 per sq ft. When compared to other micro markets of Kolkata such as New Town,  Behala,  Howrah, Phool Bagan and Joka, this is much lower. This creates demand for new apartments in Barasat.

The developers

The increasing demand has been encouraging developers to create affordable housing in Barasat. Unimark Group is one such name that brings forth affordable housing project, based at Barasat, under the Prime Minister Awas Yojana (PMAY) .
