Mumbai Metropolitan Region (MMR) attracts both investors and end users. The social infrastructure, employment opportunities, physical infrastructure, Mass Rapid Transport System (MRTS) and the road network are the key market drivers. As per PropTiger DataLabs report,  new launches in the western region increased by 46 per cent in August 2016. In this, the share of Mumbai was 29 per cent. This indicates the increasing demand for property in Mumbai.

Connectivity to important parts of Mumbai

In the absence of sufficient employment opportunities in this area residents have to commute to important areas in Mumbai. Thus, good connectivity plays a great role. Kalyan West's proximity to National Highways such as NH 3, NH 4 and Eastern Highway makes commuting easier. The region enjoys bus services by Kalyan-Dombivali Municipal Transport (KDMT) . The local trains from Mumbai-Karjat and Mumbai-Kasara cross Kalyan West further strengthening the connectivity. The proposed Central-Harbour and Central-Western lines will link Kalyan West to other important parts of Mumbai. 

Affordable housing in Kalyan West

Mumbai is one of the most populated city. As per census, the population in Mumbai witnessed an increase from 9.9 million in 1991 to 12.4 million in 2011. This creates pressure on the land making some areas such as KalyanWest gain attention.  Buyers can easily find plots and apartments in Kalyan West at comparatively affordable rates.  Thus, it is a great alternative for someone who would find it hard to purchase property in the prime areas of Mumbai.

Smooth connectivity to other parts of Mumbai along with affordable prices drives the demand for new apartments in Kalyan West. Some of the developers in the region includes names such as Triveni Infrastructures, Developers, Laxmi Housing and Ajmera. At present, there are around 225 projects in total. Out of which, 180 are ready to move in, 34 are under construction and seven will be launching soon.
