Raj Waterscape offers a project on ECR

Raj Waterscape, the real estate and property development arm of Chennai-based Raj Holding, a group with interests in seafood exports and other businesses, has now launched Buckingham Gardens. A gated community project, coming up on East Coast Road (ECR) about 20 km from the heart of the city, the company claims it to be a first-of its-kind venture for Chennai, offering 15 tropical Asian villas set in 7.61 acre. The property is flanked by the Buckingham Canal on one side and a grove of trees on the other. “The starting price for the villas is Rs 8.5 crore. It is a luxurious living as we are offereing not only high-end quality construction but also great facilities as part of the project,” said George B Cherian, managing director of Raj Waterscape. According to the developer, Buckingham Gardens is an attempt to straddle the old and the new, allowing residents to enjoy the best of both worlds. Apparently, there are some imaginative, never-before amenities that will set new standards in fine living. Also, this property promises lowest floor space index (FSI) area of nearly 0.33, which is largest common area of undivided share. According to a company statement, the project will have air-conditioning solution by Toshiba (VRF - variable refrigerant flow system) , remote-controlled garage doors by Hormann, Germany, twin modular kitchenette by Aran Kitchen, Italy. The project also boasts of a luxury boat for the exclusive use of residents, wind power infrastructure, multiple villa options to suit different needs, a garden café and an art gallery, among others. “We want to focus on developing exclusive niche segment of properties, with water bodies as the USP. At least 90 per cent of our planned development in future will be near natural water bodies,” said Cherian. Buckingham Gardens, coming up about one km from Mayajaal entertainment centre, will offer villas in sizes ranging between 6,400 sq ft and 6,900 sq ft. The land area will be 3.5 grounds (one ground = 2,400 sq ft) .
