Metro Connectivity, Affordable Housing Make Virar A Real Estate Hotspot

North Mumbai’s emerging residential township Virar is garnering the interest of several homebuyers. According to the data available with PropTiger.com, there are over 176 ready-to-move-in and 138 under-construction properties available in the locality.

With properties starting at Rs 26 lakh in this locality, there are certain factors that make Virar worth an investment.  

Connectivity

Lying in the Mumbai Metropolitan Region, the locality is connected through the national highways 3,4,8 and 17. The western line of the suburban railways and the Western Highway provide easy access to Mumbai from Virar.

Apart from the strong road and local rail connectivity, now Virar will be directly connected to some of the key areas of Mumbai through the mass rapid transit network of Metro. The Mumbai Metropolitan Region Development Authority (MMRDA) now plans to extend the Mumbai Metro Line-9, a 10.5-km corridor between Dahisar and Mira-Bhayander, to Virar.

Affordable housing

The property prices in Virar have been almost stagnant in the past two years, fluctuating between Rs 4,600 per square foot (sqf) and Rs 4,750 per sqf. A 1BHK home is available for Rs 26.61 lakh, 2BHK for Rs 38.90 lakh, while a 3BHK is available for Rs 58.47 lakh and a 4BHK apartment is available at Rs 57.4 lakh.

Well-developed neighbourhood

The eastern part of Virar has developed sectors namely Manvelpada, Phulpada, Chandansar Road and Veer Savarkar Road. Besides, the locality has picturesque surroundings, including like Yazoo Park, St. Peters Church, Jain Temple, the famous Arnala and Odi Beach. Reputed schools such as John XXIII Shastri Vidyalaya High School, Expert International High School, Utkarsha Vidyalaya, Virar, College of Arts, Science and Commerce, English High School, MGM Academy High School and Little Fairy Monastery; healthcare centres such as Sanjivani Hospital, Ashwini Hospital, Joshi Children hospital, Sahayog Hospital and Dalvi Hospital; shopping malls and recreational centres.

 Prominent residential projects

Kumawat Builders' Manish Apartments, Ritu Dreams, Shubh Vastu Relcon Kalawati Nagar and Reliable Homemakers Township are key projects in the affordable segment. Ved Construction Shree Swami SamarthLeo Builder Leo Society and Dheeraj Realty Harshad Height are some popular luxury housing projects in the region.
