Renovating Homes in Haryana To Get Cheaper. Why Does It Matter?

September 16 2015   |   Shanu

In Haryana, the Urban Local Bodies Department has asked municipal corporations across the state to allow home owners to alter building plans after paying a small fee. The move will help home owners in the state, including Gurgaon. Why this is important:

  • Till now, altering a building plan involved a long, tedious process. Home owners had to get fresh approvals a new plan and submit many documents to the municipal corporation, apart from paying other charges.
  • When the approval process is longer, the cost of renovating your home would be higher, too.
  •  The long process and various costs could have been a reason why home owners have been hesitant to approach municipal corporations for renovating homes. When the cost of passing regulatory hurdles is high, many home owners will not be willing to go through the process.
  • When owners renovate their home without approaching the municipal corporation, it loses out on revenues. If the fee the municipal corporations charge is lower, more people would carry out the procedures through proper channels.
  •  Redevelopment of the buildings is necessary. It may be dangerous to the lives of people when the structural stability of the building is low. Urban-local authorities should encourage such activities by lowering costs and paper work.
  •  Interestingly, property tax and other forms of taxes municipal corporations collect in India are unusually low. So, paying for change in building plan could further add to the revenues of municipal bodies, already struggling with tax collection.
