Road From Amberpet To Uppal To Boost Real Estate

The Greater Hyderabad Municipal Corporation (GHMC) is planning to construct a road connecting Amberpet to Uppal, which are two prominent localities of the city. The road, 150-feet wide, will start from Ali café in Amberpet and end at Asian Cinesqaure Multiplex at Shanthi Nagar in Uppal, crossing Bhagat Layout and Hyderabad Metro Rail Ltd (HMRL) depot. To be built at an estimated cost of Rs 467 crore, the 1.6-kilometre corridor will run between Golnaka (at Salem Bible Church) and Amberpet market (at Mukram Hotel) .  

Other upcoming flyover and road-widening projects are likely to improve the road situation not just in Amberpet but also other localities nearby. East Hyderabad localities, which form a flourishing residential and commercial centre, would soon experience faster connectivity, making it one of the key selling point for real estate here.

Here we list key localities which will benefit from these infrastructure projects:

Amberpet

Amberpet is a sought-after housing destination owing to presence of the renowned colleges, especially the Osmania University. Demand for properties has been steady in the surrounding areas with prices in Amberpet remaining at an average of Rs 3,800 per square foot (sqf) . A prominent educational hub, Amberpet provides a comfortable lifestyle for home seekers as the area abounds with ample social amenities including supermarkets, schools and hospitals. Buyers can find ample options of spacious houses of sizes above 1,000 sqf at prices starting at just Rs 40 lakh.

Uppal

Over the past few years, Uppal has seen growth in terms of prices, which is now comparable to Amberpet rates. Residential properties are available at an average price of Rs 3,600 per sqf. Residences are available in 2BHK, 3BHK and 4BHK sizes which are priced between Rs 43 lakh and Rs 58 lakh. Home seekers planning to settle in the neighbourhood can expect a quality lifestyle with schools, hospitals, shopping malls, shops and other amenities close at hand. There are dozens of ready-to-move-in properties in the area, most of which are modern gated communities by local builders. Apart from being close to the Rajiv Gandhi International Airport, about 32 kilometres away, there is an upcoming Metro rail station in the area which is likely to provide the last-mile connectivity for residents.  

Ramanthapur

Ramanthapur has been attracting several property seekers and developers owing to its strategic location and affordable prices. One square foot of property is available for as low as Rs 2,300. New apartment-projects are coming up which offer 1BHK, 2BHK and 3BHK houses of sizes ranging from 550 sqf to 1,530 sqf. A thriving locality with many temples and churches, Ramanthapur is only three kilometres from Amberpet and provides all facilities for a modern lifestyle. It will be linked to Amberpet by a 500-metre elevated corridor and integrated with the four-lane Amberpet flyover. Moreover, a flyover from Ramanthapur to Uppal will also come up, to resolve the traffic congestion the neighbourhood experiences.

Malakpet

Malakpet is situated around four kilometres southwest from Amberpet and is one of the oldest localities. Linked by a robust road network, it is divided into Old Malakpet and New Malakpet. The Rajiv Gandhi International Airport and Yakutpura railway station are in proximity. State-owned APSRTC buses, schools, hospitals and other amenities make Malakpet a suitable residential destination for many. Property prices are slightly higher with one square foot of space available for Rs 4,100. Apartments of 2 and 3 BHK sizes are popular which range from 1,050 sqf to 1,500 sqf in size, and from Rs 53 lakh to Rs 70 lakh in price.
