Salarpuria Sattva Cadenza – Will it be a good investment?

Bangalore based real estate firm Salarpuria Sattva group, recently opened bookings for its pre-launch project Cadenza, in the Kudlu Gate area. The group has launched a new project after a period of about one year and has opened the bookings at Rs. 4990/sq ft.

What is the project all about? Is the price offered justified? We give you a gist of our analysis.

Location

Cadenza is located on the Kudlu Gate main road, on Hosur Road which gives it good connectivity with main city as well as Electronic City. Kudlu lies at a distance of 15.7 kms from the Bangalore city railway junction. The area has its own Kudlu Gate bus junction, hence travel is not a problem.

Location Advantages:

  • Well connected to areas like Silk Board, Koramangla, Electronic City Phase 1 & 2
  • The proposed Muneshwara Nagar metro station is at walking distance
  • Commercial places like the Forum Mall, Total and Oasis shopping areas lie in close proximity
  • Product

    Cadenza is at the pre-launch stage and is offering 512 units in an area of 5.8 acres, thus creating a clutter as it will have a density of 90 flats per acre of land. It consists of 8 towers, each of 22 floors.

    The project is providing options of 1/2/3 BHK apartments ranging between 714 sq.ft. to 1850 sq.ft in size. Cadenza has advantage over other projects as it is the only project in vicinity which will have good inventory of 1 BHK flats. This makes it a good investment option.

    If we analyze individual floor plans, foyer area looks waste given small sizes of configurations. Also the dining space is marked at the entry, which again is aesthetically and functionally not very appealing. Quite a few customers have raised question on the quality of construction of the group in their earlier projects. Hence actual site visit of existing projects and talking to actual customer will be a good idea before deciding to invest in this project.

    Amenities:

    The green area in project separates towers from noise and pollution of Hosur main road. As far as the amenities are concerned Cadenza provide only basic amenities such as

  • Social Infrastructure

    The area boasts of having some well-known academic institutions like the St Mary's School, Vibgyor, and Chaitanya. Ashwin healthcare and Agarwal National Hospital are some of the healthcare facilities in the area.

    Price Comparison

    Cadenza is a priced on a higher end of locality price at Rs 4,990/sq ft compared to average property price in Kudlu of Rs. 3,598 per sq. ft. Property prices in the area range between Rs. 2,800 per sq. ft. and Rs. 4,490 per sq. ft. Some popular projects in the area are Palms by Bren Corporation, which is priced at Rs 4,690/sq ft. Livingston by Concorde Group which is priced at Rs 4,300/ sq ft. On the other side of Hosur road close to Begur, you can compare the Cadenza with MJR Platina which is selling at Rs 4,100 per sq ft and Nitesh Chelsea which is selling at Rs 5,100 per sq ft.

    Though the project is charging a premium, its location is better as it is bang on the Hosur Road as well as Salarpuria Sattva brand name will ensure higher resale prices. The area has seen a 14 % price appreciation in the past year, which may further increase once metro becomes operational.
