Sobha Greens: An upcoming affordable project in Bangalore

Sobha Developers is planning to launch 'Sobha Green Acres' in Balagere, Bangalore, the maiden entry in the affordable housing segment by the company. The project is expected to entail Sobha's trademark quality and delivery standards.

Though the project is expected to be launched formally in mid-February, it is already garnering a lot of attention among both end users and buyers.

The Product

Sobha Green Acres is located in the midst of the four key roads — the Outer Ring Road (ORR) , Marathahalli road, Varthur road and Sarjapur road — rightly called the 'Golden Quadrilateral' of Bangalore. The project site is not only located in close proximity to the city's Information Technology corridors but is also located close to prominent hospitals, educational institutions and recreation centres of the city.

Out of the 81 acres earmarked, the project is expected to have a total developable area of 10.26 million square feet and total super built-up area of 7.57 million square feet. It will present a choice of 1 and 2 BHK units with SBAs ranging between 650 to 1,200 square feet.

It is anticipated to be one of the biggest projects by the group with over 6,000 units on offer. "This is not just our maiden project in the affordable housing series but also one of the largest developments we will be undertaking in a prime location," Mr C Sharma, vice chairman and managing director, Sobha Developers, said in a press release.

The project will be developed with the help of pre-cast technology using machinery imported from Germany and Italy. “While pre-cast technology allows for modular structures to be built and assembled with ease, the process of mechanization helps us reduce our delivery timelines. The technology is also a safer and a more environmental friendly technology that is known to reduce the number of processes involved in the construction methodology vis-à-vis the conventional method," said Mr Sharma.

Our View Location is the highlight of this project. The site falls between Varthur and Panathur and has direct connectivity to Whitefield, Varthur, ORR and Sarajapur Road, promising simpler commutes to workplaces.

Additionally, in the high-priced market of Bangalore , this project is expected to be a game changer. We expect the base prices in the range of 35 to 80 lakhs to suit the budget of the middle income group.
