Sohna: The New Hub For Affordable Luxury In South Gurgaon

Gurgaon, now Gurugram, is a city which is often praised for its plush ambience, created by the presence of high-end corporate houses, luxury malls and ultra-luxury homes. However, never has the Millennium City been ranked for affordability, connectivity or even natural beauty. Thanks to the efforts by Haryana Urban Development Authority (HUDA) though, the NCR city will soon be known for all these, and much more. Sohna, a part of Greater Gurgoan or New Gurgaon, is an emerging hotspot which is witnessing rapid development. Flanked by the beautiful Aravali Hills, Sohna is seeing progress in terms of the development of townships, luxury projects, affordable properties as well as group housing projects. HUDA is spearheading the new Master Plan 2031 for this Gurgaon-district, and many developers are actively promoting Sohna as an emerging hotspot for quality living.

Residential properties in Sohna

Townships are available in huge numbers in Sohna. These gated communities are being developed by developers like Supertech Limited, Eldeco Group, Central Park, Ashiana Homes, etc.

Sohna offers a host of options entailing under-construction properties, read-to-move flats, duplexes, plotted developments, luxury and affordable homes as well as themed villa projects. The price-range of the budget homes start from Rs 50 lakhs for apartments, with the average rate of Rs. 3,964 per sq ft. Prices of villas start from Rs 3 crores. Central Park Flower Valley, Eldeco Accolade and Ashiana Mulbery are few promising projects in the area.  

Connectivity in Sohna

Sohna is approximately 20 kilometres from Gurgaon. It is well-connected via National Highway 8, Golf Course Extension Sohna Road, the Delhi Mumbai Industrial Corridor and KMP (Kundali-Manesar-Palwal) Expressway. There are bus services linking the area, to the nearest metro station.

Work on an elevated road spanning 22.5 kilometres, on the Gurgaon-Alwar Highway is underway. The project is being undertaken by the National Highways Authority and will boost the connectivity of Sohna to Delhi because the stretch would link Sohna to Rajiv Chowk.

Social infrastructure in Sohna

Sohna has until recently, been a tourist spot owing to key attractions like Damdama Lake, hot-water springs, etc. Now, the area is gradually becoming habitable with social infrastructure facilities coming up here like reputed educational institutions like Ryan International School, GD Goenka Education City and K R Mangalam University; healthcare centres like Fortis Hospital and Max Hospitals as well as branded retail outlets like Big Bazaar and Shoppers Stop.

Future trends for Sohna

Sohna is an upcoming real estate destination and will continue to provide investment opportunities in both, the commercial as well as residential segment. Industrial development under IMT Sohna (Industrial Model Town) , will further bolster the growth prospects of this Gurgaon neighbourhood.  

There are plans to launch approximately 13,000 housing units by 2020. With sound infrastructure plans in place, the liveability index of Sohna is set to rise in the next five years promising a steady price appreciation as well.
