Southern Peripheral Road Inches Towards Completion

Planned to ease the traffic between the two national capital cities Gurgaon and Faridabad and to decongest the IFFCO Chowk, the Southern Peripheral Road is all set to be completed soon. A key infrastructural development in the region, the project witnessed multiple shifts in the completion deadlines. The project is now in its final leg as the Haryana Urban Development Body recently declared that the project is being completed on a fast track. 
 
The SPR route
 
The Southern Peripheral Road is a 16-km long route that originates from Gurgaon-Faridabad Road near Ghata and meets the National Highway 8 near Kherki Dhaula. The route, once operational, will ease the access to Faridabad through NH-8 as this road bypasses Mehrauli-Gurgaon Road and IFFCO Chowk. Also, the completion of the road would improve connectivity between Golf Course Road, Faridabad Road, Sohna Road and NH-8.
 
The project has been delayed time and again due to the rehabilitation of the oustees and geometrical inaccuracy near Sohna, which resulted in litigations from private land owners and local residents. The road will be connecting the old city of Gurgaon with the new sectors. The route already has real estate projects under construction
 
A completely signal-free route, an underpass is planned to be constructed at Vatika Chowk. This underpass is expected to ensure there are no traffic bottlenecks once the route is fully operational and traffic rises. The Vatika Chowk can be a potential choke point as the traffic coming from Old Gurgaon will meet the congestion at Golf Course Extension Road and the traffic on Sohna Road.
 
Real estate impact
 
The Southern Peripheral Road Corridor is being seen as one of the most premium corridors in Gurgaon. Connecting three key roads around Gurgaon with the NH-8, the residential and commercial development has been on a high here. Sector 69, 70, 70A, 71, 73, 74, 74A and 75 are some of the new areas that have come up along the route and are being touted as the investment hubs of Gurgaon. Most of these sectors house are luxury projects that offer 3BHK and 4BHK apartments. The property prices here range from Rs 7,000-9,000 per sq ft. According to PropTiger.com, a 3BHK apartment in Sector 69 is available at a starting price of Rs 1 crore while a 4BHK apartment is available for Rs 2 crore. However, the majority of the housing options available here are on the resale market.
