Supernova unveiled
Supertech, a Delhi-based real estate developer is coming up with what the company claims as North India's biggest
mixed-use development project in Sector 94, Noida. Christened as Supernova and covering an area of around 70,000 sq m, the Rs 2,000 crore project will have luxury residences, service apartments, hotels, shopping malls, office spaces and recreational centres.
“Out of Rs 2,000 crore, we plan to raise Rs 750 crore in debt or through foreign direct investment (FDI) , Rs 750 crore through sales and Rs 500 crore through our own contributions,” RK Arora, chairman and managing director of Supertech informed.
The base price of the residential and commercial spaces is kept at Rs 11,500 per sq ft and the rates will vary with floors. Supernova will be constructed by BL Kashyap and company. London-based Benoy is the architect for this project. The project will have 900 studio and 560 luxurious apartments, offering a range of two, three and four bedroom apartments.
The company expects a sales realisation of Rs 3,000 crore from this project. Explaining about the demand of the luxury projects in Noida and Delhi, Arora said, “After launching North Eye (which the company claims to be North India's tallest residential project) , we have been receiving requests for more such projects. There are a lot of developers in queue for tapping the luxury demand in this area.”
The project has five towers: Spira, Nova East and Nova West, Astralis and Aurora.
Spira, slated to be ranging around 80 floors and 300 metres in height, consist of four bedroom apartments, two five-star hotels, Spira Suites (area 595 sq ft) , restaurant and bar, towering over the surrounding waterways of Yamuna. The tower also has a helipad, an observatory deck, an exclusive clubhouse, automated elevators and a panoramic view of the bird sanctuary. Nova – East and West – will comprise two and three bedroom apartments. Astralis is designed to suit the modern offices and Aurora is the retail tower in the premises of Supernova.
The construction of the project has started from early December and the completion will be in four years.
"We will complete this project in three phases with timeline of 30, 36 and 48 month. The project is certified by Leadership in Energy and Environmental Design (LEED) green building and is designed as per the vaastu rules," he said.
When asked about the status of approvals and permissions pending for the projects Arora said, “We have received all the necessary approvals for the project and are in the process of tying up with international hospitality brand for the five-star hotel.”
