Term of The Day: No Objection Certificate

June 23 2015   |   Proptiger

No Objection Certificate is issued to certify that a building does not violate the terms and conditions of an agency, organization or institute.

PropTiger Explains No Objection Certificate

In India, while constructing a home, an apartment complex or any other structures, applicants must obtain "No Objection Certificates" (NOCs) from various departments and government authorities. For instance, every commercial structure must obtain a fire-safety clearance according to fire and safety rules and regulations stipulated in the Development Control Rule 1991) and the National Building Code. No structure should be built within 100 ft or 30 m outside the railway boundary without the Indian railway issuing a “No Objection Certificate”. Similarly, the Karnataka state government will not issue NOC to construct new apartments in and around Bangalore where drinking water is not available.

If a building violates any of the building bylaws, it will not receive “No Objection Certificate” from urban developmental authorities or other authorities concerned. Government authorities are expected to issue NOC after stringent, transparent and fair inspections.
