These Are Ahmedabad's Most-Searched Properties

There is something intriguing about Ahmedabad and its real estate. Property markets of this Gujarat city, which is also popularly known as the Manchester of the East, not only attract the local crowd but also non-resident. However, the demand for affordable housing remains a consistent feature of property deals.

Based on a recent study by PropTiger DataLabs which took in account consumers preference based on their searches on the website, localities such as Gota, Bopal, Vaishno Devi Circle and Nirma University vicinity contributed to about 83 per cent to the overall residential demand in the city. The study takes into account the data between March 2016 and March 2017.

Search for affordable

The study shows that Makarba, Vasna, SG Highway, Vaishno Devi Circle, Gota and Bopal, among others, register the highest demand for affordable homes. As far as specifications are concerned, 2BHK variants are a popular choice with most prospective home buyers.

Luxury rules in west

Ambavadi and Shela are popular choices among the lovers of high-end lifestyle. Data show all the searches in these two localities are for luxury homes. As far as specifications are concerned, Ambavadi receives 77 per cent for 2BHK units, 15 per cent for 3BHK units and eight per cent demand for 1BHK units.

Shela, on the other hand, receives 44 per cent demand for 1BHK units, 28 per cent for 2BHK units and 27 per cent for 3BHK units.

The combined forces

The study shows that there are over 300 projects under various stages of construction in the city. Of these, 50 projects are either launching soon or have already been launched in the city. Over 1,100 projects are ready for possession or in the secondary market.

Data show that from April 2013 to March 2017, capital values of Ahmedabad property have climbed from Rs 2,640 per sqft to Rs 2,950 per sqft. These are the average value of homes in the city.

What is up?

Certain recent developments are likely to give a boost to the residential property market. These include:

  • The Gujarat Land Revenue Amendment Bill, 2017, allows regularisation of seven lakh properties built on agricultural land without converting land-use purpose.
  • The urban development department, for the seventh time, has extended the period for processing impact fee applications that will help regularise illegal constructions. It has been extended to March 2018.
  • The Ahmedabad Municipal Corporation has prepared a white paper on water pricing. Every residential society necessarily needs to install a water meter to check wastage. Fixed usage of 20,000 litres a month and a fixed rate that ranges between Rs 240 and Rs 2,880 will be levied depending upon the carpet area of the property.
