Things To Know About Upcoming Old-Age Homes By DDA

With an aim to provide "quality community life to senior citizens" and "ensure their privacy", the Delhi Development Authority (DDA) recently announced its plans to build old-age homes in the national capital to cater to retired government employees.

A look at key features of the upcoming project:

  • These affordable homes in the form of studio apartments will be built at Dwarka Sector-16. The 1,550 units will spread across 12 acres. The DDA plans to reserve 10 per cent of the total area as a commercial hub. A booming property market in the sub-city, this sector has an easy Metro connectivity apart from a robust civic and social infrastructure. 
  • Initially, the applicants will have to deposit Rs 2.22 lakh with the authority, of which Rs 22,000 will be a non-refundable charge. The remaining Rs 2 lakh will be adjusted by the authority once a unit is allotted to a particular applicant. After the allotment, the applicant will have to another RS 8 lakh. Apart from that, residents of these homes will have to pay a monthly maintenance of Rs 10,000. According to PropTiger DataLabs, the average property price in Dwarka Sector-16 is over Rs 5,000 per square foot (sq ft) . This shows the new project is highly subsidised.
  • Once the work on the project starts, it may take about four years for the authority to complete it. This means it may take over five years before a senior citizen is able to enjoy the benefits of the scheme. 
  • Based on the draw-of-lots system, these housing units will be allocated to retired central and state government staff, government teachers and DDA employees. The DDA plans to allot about 200 of these units to the Indian Navy personnel. 
  • The houses will be available to people on lease and a resident will have the ownership right over the property till his and his spouse's lifetime.
