Researches vouch that Bengaluru is among the leading investment destinations across the country. Opportunities in terms of jobs, options in terms of investment avenues and a streak of cosmopolitanism drive most young homebuyers and tenants to consider the city for temporary stay as well as settlement. In the recent times, Thanisandra and localities alongside have been a popular choice. There are many reasons as to why this location has the potential.

Let's look at why Thanisandra should be on your preference list:

Price factor: A suitable alternative to Hebbal

Thanisandra and Hebbal are six kms apart and in terms of conveniences, both enjoy a similar set of social infrastructure. However, the pricing is what creates the difference. If you have Rs 1 crore, you can afford a 3BHK at Thanisandra, data by PropTiger.com suggest. This is what on an average you would need to pay for a 2BHK unit at Hebbal. Besides, Thanisandra is a preferred choice among buyers who are just looking out and whetting options.

T Ravi, a broker at Ganeshaya says: “In the next few years, Thanisandra can take over Hebbal in terms of pricing. Hebbal and RMV 2nd Stage work for those who are looking at premium projects and the prices can go up anywhere up to Rs 10,000 per sqft. Thanisandra is a suitable alternative. Investors can get good rental returns as well.”

PropTiger.com estimates price growth over the past 48 months to be 27.8 per cent. Reserve a budget of Rs 30 lakh if you are looking at a 1BHK unit, Rs 55 lakh for a 2BHK unit, Rs 1 crore for a 3BHK unit and about Rs 1.85 crore for a 4BHK unit.

But that is not the only reason why you should bank on Thanisandra. Here's more.

Who should consider an investment?

A research by LinkedIn in 2014 puts across some interesting fact. In a bid to identify the top 52 cities across the globe, LinkedIn scanned the profiles of about 300 million registered users. The result suggested that more tech-talent moved to Bengaluru than the real Silicon Valley. There is no doubt that Bengaluru continues to use this pull-factor to its favour.

Thanisandra, off the Outer Ring Road, serves this pool of IT/ITes workforce. The area boasts some of the established and upcoming IT park and SEZ zones within 3-13 km. Some of these are Manyata Business Park in Nagawara, Kirloskar IT Park in Hebbal, an under-construction business park in Hebbal by the name Brigade Magnum, Karle IT SEZ in Nagawara which is again under construction, Ecopolis IT SEZ underway in Yelahanka and BCIT Park which is in Thanisandra.

Besides, retail hubs are making their way around this micro-market. Esteem Mall at Hebbal, Elements Mall at Thanisandra and an under-construction one in Yelahanka by the name Galleria are weekend attractions.  Traffic aside, these hangout spots are within 30 minutes reach. Also, for those with families, an added benefit of staying in proximity to numerous hospitals, schools and colleges also works. Overall, the social infrastructure has helped Thanisandra gain ground in the Bengaluru real estate market.

More business to flow in

Over seven million sqft of incremental office space is soon to become operational around Thanisandra. Reports estimate this number to work out into 80,000 additional workforce. This is also within a quick distance of Thanisandra, therefore the prospects of the location are for the better.

Infrastructure developments in the recent times such as the six-lane elevated road from Hebbal to the airport, enhanced connectivity to Yelahanka, widening of Thanisandra main road to decongest traffic – all of these have been promising.

Going ahead, it helps that Nagawara is a to-be Metro rail corridor connecting Gottigere. Also, connectivity to the international airport is also on the cards.

Industry insiders believe there is definite scope of capital appreciation.
