Top 4 Localities To Buy A Home In Gurgaon

Popularly known as Millennium City and flanked by stunning skyscrapers, swanky apartments and neon flashing malls, Gurgaon has been a surprise for all. If you compare the present pictures of the city with the ones taken just a decade back, you could see that the city was barely existent at that time. But, today it stands tall and glamorous with 26 shopping malls, seven golf courses, numerous luxury stores and majority of the big names of the corporate world (you just name them!) . Proximity to Delhi, Indira Gandhi International Airport and wide gamut of employment opportunities are the major reasons for the growing residential demand in Gurgaon.

If you are one of those who are looking for an abode in this dazzling suburb, but are confused about where to buy, here is the guide for you to understand Gurgaon localities.

 

1) Dwarka Expressway (Northern Peripheral Road) : Still under construction and part of Gurgaon- Manesar Master Plan- 2031, this incredible expressway (18 kms long and 150 mtrs wide) starts from Dwarka while connecting Palam Vihar and ultimately extending to the NH 8. Sectors on this expressway can be divided into three segments. In the first segment there are sectors like 110, 110 A, 112, 113, 114 and 109. These lie close to Delhi and command a premium price. Sectors such as 107, 108 105, 106, 104, ,103, 102, 102A lie in the middle of the expressway while sectors like 99, 99A, 37C, 37D, 36A, 88A, 88B, 84 and 83 will be close to NH8 and Golf Course Extension Road. Going by the current infrastructural progress, this locality is not ready for end use but if you are looking for some long term real estate investment( more than 3 years) , then it could prove to be a good bet due to rising commercial setups. Having a current average property price of Rs 6,853 per sq. ft, this part of Gurgaon is slated to become the next luxury property destination in the coming years

2) New Gurgaon: Marketed as an affordable housing destination (current average price Rs 6583 per sq.ft) for the middle class and connected with three major expressways namely NH8, KMP and Dwarka-Gurgaon, New Gurgaon is an upcoming locality spanning sectors 82, 91, 92, 95,89 etc. Majority of the Gurgaon’s current under-construction projects are placed in this stretch with many available for possessions as well (Vatika Express City, Orris Carnation Residency) . New Gurgaon is a good spot for end use as road infrastructure is already developed in this locality with only one current problem i.e. the regular toll at the Khedki Daula Tollbridge for the residents while passing through the Delhi-Gurgaon Expressway.

3) Southern Peripheral Road (SPR) : Expected to be the future hub of Gurgaon, this 16 kilometers spanning road connects Golf Course Extension to NH 8 while intersecting Sohna Road at Badshahpur. The New Gurgaon-Sohna Master Plan 2031 focuses on developing infrastructure on SPR like introducing metro, linking it to the Gurgaon-Faridabad Road and extending the present two lane expressway (3 lanes at a short stretch in between) to six lanes. However, work on a part of this road is not completed due to land acquisition issue and the last intersection (near Gurgaon-Sohna road) is presently under construction. Once completed SPR would boast of excellent connectivity of NH 8 to the Golf Extension Road. SPR is a good choice for end use and investment as leading developers like Unitech, DLF, Tata, Raheja, BPTP and Vipul have a good land bank here. Tata, Unitech and Spaze have already launched premium homes in SPR.

Not only residential, the area also holds potential for commercial development as Sectors 74 and 75 and the initial belt of Sector 71 and 73 is earmarked for commercial purposes.

4) Golf Course Extension Road: With a price appreciation of about 25 percent in the last 14 months (Prop Tiger Research) , this area is emerging as the new growth corridor. The stretch is gaining prominence among investors and end users alike, due to its smooth connectivity to South Delhi (via Gurgaon-Faridabad Road, Sohna Road and Golf Course Road) and close proximity to social amenities like schools, hospitals and shopping malls. Sectors like 61, 62, 66, 67 etc. form a part of Golf Extension Road and the area is trending at the current market price of Rs 13,731 per sq.ft. Further price escalation is expected for this stretch as the area is slowly gaining the tag of being the hub of the elite class.
