Ghaziabad in Uttar Pradesh has now shed its bedroom community tag for people working in Delhi and the National Capital Region (NCR) . A number of IT companies have set up shop in Noida, just a highway across the city, making it a real estate hub in the NCR.

Here are the top localities to invest in Ghaziabad1. Indirapuram:

Undoubtedly the costliest locality of Ghaziabad, Indirapuram offers a choice of posh buildings and multi-storied apartments. Equidistant to both Delhi and Noida, the prevailing per square feet rate of most real estate properties in this area is Rs 5,700. The locality is well connected to Delhi by the Delhi Metro rail, with its stop in neighboring Vaishali. The locality boasts of eight large malls, confirming its role in the high-life of its residents. A two bedroom apartment in this area costs anywhere between Rs 50 lakh to Rs 85 lakh depending on the quality of construction, developer and the amenities provided.

Carefully designed and landscaped, the locality can be labeled brand new in many ways as it has recently got an exclusive pin code for itself. Two bedroom apartments in the area range between Rs 42 lakh and Rs 59 lakh. Three bedroom homes will cost upwards of Rs 60 lakh.

It is the address of the current Chief Minister of Delhi, Arvind Kejriwal. The USP of this area, however, is its connectivity to Delhi via the Delhi Metro, which extends to Ghaziabad from Delhi's Anand Vihar station. It is also connected by two national highways to both Delhi and the state of Uttar Pradesh - NH 24 and NH 58. Kaushambi offers good combination of residential societies, malls and multiplexes promising a good life and transportation facilities. The prices of apartments are, however, are comparatively affordable, as 1BHK apartments cost around Rs 15 lakh, two bedroom homes come at around Rs 60-65 lakh and 3 BHKs are priced upwards of Rs 1.1 crore.

4. Ahinsa Khand:

The properties in this area range between Rs 20 to Rs 46 lakh for a I BHK apartment. Two bedroom homes come for anywhere between Rs 41 to Rs 96 lakh. Properties in Ahinsa Khand 2 cost at least 35-40% more.

5. Raj Nagar Extension:

This area is in the middle of development and property appreciation, as many infrastructure projects are set to cut through this. There is a proposed metro rail that connects Anand Vihar with Meerut and is expected to cross this area. There is also a link bridge that will connect this area to Hindon air base, bringing Delhi closer. A BCCI cricket stadium is also expected to come up here. The prices in this locality show trends of appreciation, as 2 BHKs come at around Rs 32-40 lakh depending on the quality of construction. Three bedroom homes come at around Rs 55-68 lakh.
