According to a report by PropTiger DataLabs, India's financial capital – Mumbai, contributed the maximum share of 26 per cent to the total residential launches of around 51,500 units, in Q4 FY'17, across the top nine cities. Several micro-markets of the Mumbai Metropolitan Region (MMR) also witnessed a surge in launches, within the sub-Rs 25 lakh segment, primarily due to favourable policy measures implemented by the government. In fact, the share of launches of this segment within the MMR, has increased from 12 per cent in Q2 FY'17 to 53 per cent in Q4 FY'17, and around 35 per cent, to the overall launches across the top nine cities, in the sub-Rs 25 lakh segment.

Vangani

Livability Score: 5.2

Average Price: Rs 2,561 per sq ft

Vangani is a serene locality in the suburbs beyond Thane. Flanked by the Western Ghats, the area has emerged as an affordable residential locality, with access to social amenities that include schools, healthcare centres, shopping malls, local markets, etc. Vangani railway station, bus services and a strong network of roads, ensure good connectivity for Vangani. Dombivali

Average Price: Rs 5,397 per sq ft

Dombivali is a suburb in Mumbai's Thane district and is a part of the MMR. It is close to major industrial hubs and IT parks such as Dhirubhai Ambani Knowledge City and Millennium Business Park. Known for its cosmopolitan culture, the area provides a contemporary lifestyle with access to infrastructure like Maharashtra State Transport service, KDMT bus services, speciality hospitals, colleges, restaurants and retail outlets. The area is served by three railway stations while two airports are proposed in the vicinity. Dombivali is also well-connected to localities like Panvel and Kalyan via the state highway.

Thane West

Livability Score: 8.4

Average Price: Rs 9,510 per sq ft

Thane west, a part of the MMR, is a rapidly developing residential hub. Tech parks and industrial sectors in the neighbourhood, along with reputed academic institutions, top-notch hospitals, shopping malls, shops and entertainment hubs, make Thane west a suitable locality for working individuals and small nuclear families. While the nearest railway station is just five kilometres away, seamless connectivity is guaranteed through BEST, NMNT and TMT bus services, auto rickshaws and taxis.

Prices of 1BHK apartments in the area range from Rs 50-65 lakh for unit sizes varying between 630 sq ft and 670 sq ft.

Palghar

Livability Score: 5.6

Average Price: Rs 2,820 per sq ft

Palghar houses over 1500 manufacturing units, including Tata Steel, Jindal Steel, etc., as well as schools, technical institutes and healthcare centres. In addition, the locality offers a community living experience, with access to convenience stores, shopping complexes and retail outlets.
