May 18 2017   |   Sneha Sharon Mammen

Are you looking for an affordable property in Hyderabad? There are many reasons why you should bank on the Puppalaguda-Narsingi growth corridor.

Once only a fringe village catering to the blue-collared workers, the area towards the east of the Outer Ring Road (ORR) is witness to a sizeable number of residential clusters. Also, Kondapur, an established real estate pocket, it is only 12-13 km from this growth corridor. Considering the distance, the benefit in terms of a property purchase is of Rs 1,000- 1,400 per sqft. Yes, you can save that much if you are looking at an investment in Puppalaguda-Narsingi corridor.

Here's what makes the corridor worth your consideration:

  • Job markets are easily accessible from here. Secondary business districts of Hitech City, Kondapur, Manikonda, Kukatpally, Raidurg as well as those in the peripheral business district such as West Gachibowli, Kokapet, Madinaguda, Nanakramguda and Serilingampally are close to this residential area.
  • The pricing is a plus point. If you are employed in the SBD or PBD West in Hyderabad, the above-mentioned areas would be where you would want to put up. So, what is the kind of money you would be spending to have a home in any of these areas? Take a look at the table below. • As automation and artificial intelligence is seeing an upswing, core engineering jobs may see downturns. However, new jobs for re-skilled employees and relationship management jobs are calling out loud. The established business districts would remain the same, too. Hence, price appreciation is a given in this corridor, especially because land parcels are fewer. Only the western part of this corridor can be used for development.

  • For a locality that is only 20-minute drive to Hitech City and a 30-minute drive to Kondapur, spillover demand is certain in times to come. A four-lane road to further ease the commute to Hitech City is underway.
  • Narsingi is also on the list of specialty hospitals. Insiders say that over 100 specialty hospitals will dot this IT corridor, along with others such as Gachibowli, Nanakramguda and Chandanagar. The effort is to cater to the multitude of insured employees working in or near these localities.
  • In order to boost livability, LED lighting along various stretches of Gachibowli-Shamshabad is being undertaken. Narsingi, too, is a beneficiary. The initiative has been undertaken by the Hyderabad Metropolitan Development Authority (HMDA) to check instances of road accidents in these areas.
  • Caution

Water crisis plagues parts of Narsingi. While some developers provide uninterrupted water supply, some others move on after the completion of their project. Homebuyers in these areas should be careful about this.
