Keen on buying a property in the God's Own Country? Cities such as Trivandrum, Kochi, Tiruvalla and Kottayam in Kerala have stood out as hot favourite among investors. Being the capital, Trivandrum, however, has an edge over the other property markets. Now, how much would you have to spend to own a property here?

While most Indian cities have adopted the vertical lifestyle, apartment culture is slowly catching up across Kerala. Data available with PropTiger.com show over 280 projects are currently available for sale in the city.  Apartments in the area start at a price of Rs 15 lakh and if you are looking at high-end living, prices could go up to Rs 4 crore or more. Trivandrum also offers boast villas or villaments and independent homes, at a starting price of Rs 30 lakh.

Modern amenities -- clubhouses, customised flooring, reticulated gas systems, video door phones, spa and sauna facilities, party spaces, landscaped gardens, indoor games, property maintenance staff, indoor games facility, toddlers park – accompany all of these projects. As of now, there are close to 100 under-construction projects in Trivandrum.

Areas such as Amballamukku, Anayara, Kaithamukku, Karamana, Karimankulam, Kazhakoottam, Kesavadasapuram, Kowdiar, Mannanthala, Nathancodu, Palayam, Pallippuram, Parottukonam, Peroorkada, Pettah, Pothencode, PTP Nagar, Sasthamangalam, Sreekariyam and Vazuthacaud are some of your options.

The price factor

Larger configurations are popular in Kerala. On an average, 3 and 4BHK units are in the price range of Rs 80 lakh to Rs 1.60 crore. You could also opt for 2BHK units which would be on an average priced at Rs 53 lakh. Plotted developments would require a budget of Rs 55 lakh on an average.

In case you are an investor trying to understand the price dynamics in Trivandrum, data suggest that over the past 53 months, prices have gone up by 13.70 per cent. At present, the average price in the area is Rs 4,840 per sqft, up from Rs 4,070 per sqft in April 2014.
