What Hyderabad’s Rajendra Nagar Has In Store For Homebuyers

Hyderabad has grown to become one of the leading IT hubs in the country in the past decade. Home to many leading IT and ITes companies, Hyderabad has also become a residential hub for many IT professionals, some looking for rented accommodations and some for homes they could buy. Looking at the growth the city has witnessed, a new technology hub is being introduced to accommodate the ever-growing sector in the city and also help make it a bigger IT destination. For this, recently, an IT cluster was launched in Rajendra Nagar.  It is expected that over 28 IT and ITes companies will set up shop here giving employment to over 1.2 lakh people.

While markets such as Madhapur, Kondapur and Gopannapalli in Serilingampally are facing land crunch, Rajendra Nagar will be the new host for IT sector. For this, the government has earmarked 350 acres of land identified between Budwel and Kismatpur.

Locality

A south Hyderabad suburb, Rajendra Nagar is among the top localities in the city. With a strong infrastructure in place, the locality is well-suited for families. Moreover, with the coming of the new IT cluster, the locality is expected to flourish given the number of people who are further going to look for property either for sale or on rent.

Connectivity

While the Telangana government announced the IT cluster, it also announced the expansion of the Rajiv Gandhi International Airport (RGIA) at Shamshabad. The airport, which has a land parcel of over 5,000 acres, will be developed into an airport city. This expansion will help fulfil the rising population in the vicinity. Just 20 kilometres from the upcoming IT cluster in Rajendra Nagar, the airport will prove to be an easy connectivity point for many.

While right now the locality is connected to the rest of the city by Telangana State Road Transport Corporation (TSRTC) , soon the locality might also have a Metro network. According to media reports in January this year, a Metro route to the RGIA via Rajendra Nagar is under study. This route will be a part of the 60-km Phase-II of the Hyderabad Metro.

Social infrastructure

Rajendra Nagar has many well-known educational and healthcare institutes. Some of the popular educational institutes in Rajendra Nagar are AVM High School, Bharatiya Vidya Bhavan Vidyashram, Spring Field High School, Adarsh Vidyalaya High School, Sunshine Preschool & Day Care Chain - Attapur, Little Brains School and National Bureau of Plant Genetic Resources, among other. Popular hospitals in Rajendra Nagar are Sai Raghava Hospital, Saritha Hospital, Sapthagiri Hospitals, Relief Hospital, Sri Laxmi Hospital, Kavya Hospital, among others.

Price trends

The property prices in Rajendra Nagar, according to PropTiger.com data, have seen a growth of 72.5 per cent in the past 62 months. From Rs 2,666 per sqft in April 2013, the prices in April 2018 stood at Rs 4,344 per sqft. Owing to the development and the upcoming IT cluster, the locality is expected to witness development of more projects as well as a rise in prices. At present, there are over 12 projects that are up for sale in Rajendra Nagar. However, as the locality progresses, more projects are expected to come up here.
