“South of Gurgaon, Within Reach” is the new slogan of the real estate market in the national capital region (NCR) . A group of 11 top developers, on October 19, joined hands to develop this area as the next hottest realty destination, at a joint press conference in New . The developers declared that the locality, which is known as Sohna, will now be called South of Gurgaon.

The 11 participating developers include  Limited,  Homes, Ashiana HousingCentral ParkEldecoILD,  Developers, Silverglades, MKS Ventures, Gold Souk, and  Developers

Within Reach

Accessibility is what attracted this group of developers to South of Gurgaon. Away from the hustle-bustle of the main Gurgaon city, South of Gurgaon is just 20 minutes' drive from commercial hubs such as Cyber City, Golf Course Road, and the shopping malls of Gurgaon. It is easily accessible from Sohna Road, Indira Gandhi International (IGI) Airport, Golf Course Road, and even Delhi. One can reach this destination completely bypassing Gurgaon once the new road planned in the master plan from Sector-63A comes up.

Small and affordable

Property prices here are half the prevailing property prices in central Gurgaon. “While the property price starts from Rs 10,000-12,000 per sq ft in central Gurgaon, in South of Gurgaon, houses are offered at a starting price of Rs 4,500 per sq ft,” said Mohit Arora Director Limited, one of the developers present at the press meet. Another developer said that the area can offer smaller and affordable homes compared to the homes in central Gurgaon.

Infrastructure and amenities

The area has already developed basic infrastructure and amenities. It has educational institutions such as Ryan International School, KR Mangalam University, GD Goenka World School, Public School (DPS) , JK Business School, etc.; luxury hotels such as Fortune, Park Plaza, Westin Resort, etc.; healthcare centres such as Max Hospital, Medicity, Fortis Hospital, etc.; and retail outlets such as Big Bazaar, Shoppers' Stop and many more, within a short distance.

Bright future

South of Gurgaon is in close proximity to the upcoming 1,483-kms long - Industrial Corridor (DMIC) and Kundli--wal Expressway. “It is the beginning of a big journey,” said Salman Akbar, Associate Director, International Land Developers (ILD) .

Keeping the greenery intact

The area is situated on the foothill of serene Aravali Hills. The developers have decided to run corporate social responsibility (CSR) campaigns for tree plantation programmes to keep the greenery of the region intact.
