Forget Dwarka-Manesar Expressway, Master Roads Will Boost Connectivity

It was two years back in 2015 when an expressway between Dwarka and Manesar was proposed that would have also acted as the alternative route between Gurgaon and Delhi. Though the project failed to took off and the existing road project of Dwarka Expressway is still struggling for policy push, there might be a little relief for those who are waiting for a direct connectivity from the industrial town of Manesar to housing dens of Dwarka.

Haryana Urban Development Authority has planned to connect Dwarka Expressway with IMT Manesar through master roads to be constructed in Sector 86 and 88. The construction work has been started and is expected to be completed in next two weeks. Earlier, the construction was delayed due to the land acquisition issues in Rohtash ki Dhani where the allottees denied moving from the location to the alternative land provided to them.

These arterial roads would pass through Gurgaon Sector 84, 85, 86, 87 and 88 and would run almost parallel to NH8 which connects Jaipur and Gurgaon. The faster connectivity till IMT Manesar from the National Capital and residential hubs of Dwarka will make the travel for daily commuters convenient. Moreover, over 100 projects are operational on this stretch with 40,000 apartments on a stake. With the scrapping of Dwarka Manesar Expressway due to land acquisition issues, these projects were left in limbo and there were hardly any takers for these flats. With the two-week deadline to connect IMT Manesar with Dwarka Expressway, real estate investors might get a respite as the prospects of these areas which are so far not yet developed may get their landlords soon.

Gurgaon-Manesar Metro work to start soon

Though already delayed by two years, the work on phase I of Gurgaon-Manesar Metro might start anytime soon. According to the plan, an elevated corridor from Huda City Centre to Panchgaon Chowk in Manesar via Southern Peripheral Road will be covered in phase I. In phase II, the metro will be extended to Bawal Industrial area and phase III is currently under consideration to extend the metro project to Neemrana in Rajasthan. The proposed metro route is of 108km.

To push real estate along metro corridors, areas falling within 800m radius on both sides of the metro route will be allowed for mixed-use development which means 70 percent of the total area will be used for housing purpose and rest of it can be utilised for constructing properties for commercial and institutional use.
