Here are few other precautions that need to be taken while buying a property in Telangana-
1) Check the antecedents of the seller- Verifying sale deed and title of the land is not enough. Buyers should verify the past history and the character of the seller to check if he is a repeat offender or involved in real estate offenses, crimes or scams. If the vendor is found to be a defaulter, buyers should drop the idea of buying the property even if the titles are clear and perfect.
2) Check the title of the seller and the means on how he had acquired the right to sell it. Here are the types of sale deed that he might possess based on his acquisition-
Rights | Sale Deed |
Inheritance | Entries in revenue records, and predecessor's title |
Partition | Deed of partition |
Gift | Gift Deed |
Grant | Grant Order |
Release | Release Deed |
Mulgeni | Permanent Lease |
3) Before buying a land, also place a public notice in newspapers calling for claims in respect of the property being purchased. Public notice helps in proving that you purchased the property bonafide and in good faith. In case of any litigation that may arise in future with regard to patent or latent defects in the title of the property, the notice can be submitted as the proof of you being a bonafide buyer.
