Buyers Are Key Stakeholders In Real Estate, Says Aman Agarwal of KV Developers
When Aman Agarwal returned to India after completing his Master of Business Administration (MBA) degree, his mission in life was to take his family-owned company, KV Group, to new heights. Already a global leader in aroma products, KV Group was also thriving in manufacturing and trading. To take things further, Aggarwal decided to set up a real estate arm, keeping in mind the sector's growing potential in India.
Coming from a family of land owners, Aman understood the nuances of the trade and this came handy while laying the first bricks of the operation. Today, KV Developers is successfully working to build a new India. Sitting at his office in Noida Sector-16, Agarwal, Director at KV Developers, now dreams of a new India that provides living space to all its inhabitants.
The group has made a mark in the realty business with its flagship project Wind Park, in Tech Zone-IV, Greater Noida (West).
The guiding principles
“Real estate is my passion... I was engaged with the family business rather early. Since its inception in 1920, KV Group garnered people's trust. We were already a name in manufacturing, trading businesses. During my days abroad, the idea to turn our family-owned business into a professionally-driven entity struck me. With that in mind, the concept of KV Developers started in 2011, and with a good research on the sector, we started operations in 2012,” says Agarwal.
Agarwal names foresightedness, transparency and devotion as key to the group's success. He also insists on an on-timely delivery of projects. “These are the factors we work on across our businesses. We are just replicating it in real estate sector,” he says. For a group to flourish team spirit is a must, adds Agarwal.
Agarwal has succeeded in merging years of commercial insights from the West with the vibrant value systems and ethos of our country. “We firmly believe in the Indian culture. You can see it in our work,” he says.
The project
A futuristic residential project, 'Wind Park' is spread over an area of five acre. The project will have around seven towers, with units varying from 2BHK, 3BHK and 3BHK+servant room, spanning an area of approximately 995 sq ft to 1,505 sq ft per unit.
The company's core values and vision are visible in its flagship project, Wind Park. “The project adheres to Vaastu rules with each unit facing the East. The construction is done in a way that ensures direct access to sunlight and wind, bringing positivity in the home,” Aggarwal says. The master plan for Wind Park has been designed in a manner to provide optimum air circulation and cross ventilation.
Connected via a 130m-wide road, the site is in close proximity to a proposed Metro line. It is 20-minute drive from South Delhi, a 10-minute drive from the DND Flyway and a 25- minute drive from Connaught Place.
As part of its vision to develop world-class real estate masterpieces, KVD has hired CP Kukreja Associates, an ISO-certified architecture and engineering firm, to deliver create supreme comforts at Wind Park. The company also collaborated with Colliers International, a global leader in commercial real estate services and one of the world's leading project management consultants.
On sectoral growth
The real estate sector in India has seen a sluggish growth in the recent past. However, Agarwal is positive about growth picking up soon. “Buyers are the most important stakeholder in the real estate sector. As a responsible growth agent, a buyer must do his own research on the sector before delaying the home-buying decision,” says Aggarwal.
