DDA Housing Scheme 2016: Bigger, Better Flats, Upmarket Locations
For all those who couldn't get a flat in DDA Housing Scheme 2014, there is still hope to own a house in Delhi at an affordable price. Delhi Development Authority (DDA) plans to offer 40,000 flats in its 2016 housing scheme. This time, the flats will be bigger, located in upmarket locations and bear stamp of modern technology.
The units are already under construction and will be ready for possession by December 2016. A total of 24,660 units will be constructed for the Lower Income Group (LIG).
While a majority of the DDA units will be located in Narela, Dwarka and Rohini, other important locations include Vasant Kunj, Sultan Garhi, Chilla Gaon, Defence Colony, Sarita Vihar and Bakkarwala. DDA conducted a survey in 2014 to identify 1,247 land parcels running into 7,000 acres. A majority of flats on offer in the DDA Housing Scheme 2016, the most ambitious of DDA schemes so far, will be ready for possession next year. The scheme offers double the number of housing units offered in 2014.
A number of the applicants in the scheme launched in 2014 were unhappy over the fact that only 5% of the total units were 2-3 BHK flats. In the 2016 scheme, about 9,400 units of 2-3 BHK apartments are on offer. While the flats being offered in this scheme will be 15-20% more expensive than the ones sold in 2014, the units will still be more affordable given the property rates prevailing in the market.
The scheme also makes provision for luxury living - 800 units of studio apartments will be launched in Bakkarwala. These units, furnished with polished granite and Italian Marble, will offer high-end amenities on par with the ones offered by private builders, but at lower rates.
Before providing possession for the new scheme, the DDA will first hand over flats to the successful applicants of the 2014 scheme.
Some of the highlights of the scheme:
- 45,000 units under construction
- 40,000 ready for possession by the end of 2016
- 5,000 ready in 2017
- 9,400 2-3 BHKs
- 24,660 LIG flats
- Flats in Narela, Dwarka, Rohini, Vasant Kunj, Bakkarwala, Sultan Garhi and Chilla Gaon
- 15-20% higher rates over the ones offered in DDA Housing Scheme 2014
DDA Housing Scheme 2014, which offered 25,034 flats in the price range of 7 lakh to 1.2 crores, received more than 10 lakh applications. The DDA Housing Scheme 2016 is expected to draw a greater response given that it offers more flats, better amenities and is planned in some of the prime locations of Delhi.
