Developed Versus Developing Sectors Of Noida: What Should You Go For?

Noida is an important suburban region that offers buyers a decent lifestyle. This well-connected town also offers you great employment opportunities. In fact, even those working in commercial areas of the national capital prefer to stay in Noida due to better housing options, amenities and less congestion.

Those residents of the capital city who are looking for an upgrade or for want to invest their money in real estate consider Noida due to attractive returns and better future prospects as compared to any other areas of the national capital (NCR).

Now arises the question, should you invest in an already developed sector or in the emerging areas of Noida? While both of them have their benefits and downsides, here are certain facts that would help you make a choice:

Property prices

A key factor that makes Noida witness spillover demand from Delhi is affordable property prices. However, with the expanding Metro routes, real estate values in Noida have gone up in recent past, especially in areas lying around the starting point of Metro. These include Sector 15A, 19, 20, 26, 27, 36, 41 and 50. Most of these sectors have independent houses and duplex. Whereas areas such as Sector 55, 56, 57, 62, 63 offers expensive properties as they are close to job market. However, areas that are still awaiting Metro connectivity—these include Noida Extension, Noida Expressway, Sector 70s', etc. --- offer many affordable properties. Most of the apartment projects are coming up in these areas as properties here are available across varied budget range.  A 1BHK here would cost you Rs 40 lakh while a 2BHK would be available for Rs 45 lakh. A 3BHK would be priced around Rs 58 lakh. If you are looking to buy in a developed sector, your cheapest options would range in Rs 1.5-3 crore.

Amenities and facilities

If you are considering an upgrade to a bigger house in Noida from the national capital, you would be seeking more space. Now, old and developed areas of Noida face parking issues. Households that own more than one automobile often have to park their second vehicle in the nearby lanes. However, the new areas of Noida have basement parking facilities and have enough space outside to park you extra one. However, you might need to pay extra for two parking spots. All the sectors in Noida -whether new or old --- have proper provision of block area market complex, a society park and security assistance. Old sectors of Noida are also gated and are adequately manned after dark. For apartment projects, the security is even tighter during day time.

Basic infrastructure

While developed areas of Noida have proper drainage, sewage and waste collection procedure, developing areas such as Noida Extension lack these facilities. Though apartment complexes in Sector 70 have their internal system for garbage collection and disposal, other newly built societies are still finding ways to get rid of the waste collected. Proper streetlights, CCTV cameras, traffic management are other highlights of old areas of Noida, lying close to the Metro line. Areas, which are popular for their low range rental options such as Sector 12/22, Mamura Chowk, Barola and Sector 15, often face water crises during peak summers and sewage problem.

While you choose to stay in Noida in a better, bigger home, you may need to remain aware of the fact that some of the properties in the region are leasehold while others are freehold. Check with the seller, if you are buying an independent house. If you are buying in an apartment complex, do check the legality of the project and construction quality.
