Freebies, Office Grapevine, Stay Ins, New Ways To Sell Your Home Faster
Rajiv was moving from Delhi to Ahmedabad and wanted to sell his 3BHK flat in Paschim Vihar. Although the neighborhood is an upscale one and finding buyers was not be an issue, he could not sell it too soon. However, he tried a few tricks which not only got him the price he was looking for but ensured that the transaction was closed within three weeks!
Here are the fresh tricks that you could use:
1. Highlight the location advantage
Rather than highlighting your terrace garden or the swimming pool in your building, you should focus on the locational advantage that your property offers. Is your home near the metro station and can be reached on foot? If yes, that is the first thing you should put in your 'home for sale' ad. If your home is close to an IT Park, focus on selling the detail to potential buyers. Bangaloreans, who live close to Manyata Tech Park or Electronics City, for example, could phrase their advertisements like this: "2BHK in Electronics City, walking distance from HP office". If your home is close to multiple offices, you should mention that as well.
2. Offer freebies
You will be moving into a new home anyway, which you have furnished the way you want to. Therefore, carrying older electronics goods may not be a good idea as you have to bear transportation costs. You could offer to give away your old refrigerator, television, sofa and washing machine to whoever is buying the home. It will offload you from the responsibility of transporting it to your new property in India and also help attract better buyers. Have the place cleaned up before showcasing it to buyers.
3. Using the office grapevine
The office grapevine is very useful when it comes to spreading news. Put up ads in your office of your home on sale. If there is an online community for your office on Facebook or on your employer's website, you can put up a classified on it as well.
4. Stay ins
The concept of staying in is quite novel but it is a sure shot way of clinching the deal. The practice entails you to let potential buyers move in for a day just to get the feel of the house. They are asked to stay over for the night and their opinion is asked for the next day. When buyers stay in, they understand what it would be like to live in your house at different times of the day - the daylight available within, noise levels, availability of fresh air etc.
However, the practice entails a certain amount of risk on your part, especially if you have durable goods within the home. Make sure you offer stay ins only to buyers, who have gone quite ahead with the negotiations for your home.
5. Making use of offbeat websites
Albeit a little unusual, you can create a photo montage of different pictures showcasing your home. You can also shoot a short video. Edit the video to include the room sizes in writing at the bottom. Click an image of the floor plan and include it towards the end of the video along with your contact information. Lend a catchy title to the video (what is a Bangalore apartment like) and upload it on Youtube.
A series of photos can be uploaded on Pinterest and Instagram even. If you own a blog, include a small write-up on the top right corner advertising about your home on sale. Alternatively, you can create a 3-4 page brochure of your house on sale and upload it on your SlideShare account.
