Pune's Wagholi Soon To Come Under PMC Limits; Check Out Top Projects
If you are looking for plotted developments across Pune, Wagholi is one place you can rely on. Given that most popular localities in this city are heading towards saturation or commanding a very high price, localities in far-east Pune and the stretch thereon. Here's what you must know about Wagholi:
Wagholi under PMC limits?
Well, it looks like Wagholi has grown out of the gram panchayat level. Residents have resorted to online mediums to complain about issues now common in the locality such erratic water supply, solid waste management, facelift of roads, street lights and gardens, drainage and unauthorised construction. These petitions are directed to the Chief Minister of the State, Devendra Fadnavis.
As of now, there are over 2,200 supporters in this mission. The local MLA, Jagdish Mulik has assured these aggrieved residents that Wagholi would come within Pune Municipal Corporation limits within two months.
One of the supporters, Shekhar S says, “We are paying tax for everything, but we do not get basic facilities like clean drinking water. The power supply is minimal. A simple ten minutes of rain causes blackouts for a complete day or many hours.”

Another supporter, Mahesh Tryambake says, “Wagholi is an important locality connecting work hubs in Ranjangaon and Pune. There is no reason why it should be ignored this way.”
As per information on a Facebook group, Face of Wagholi created by aggrieved residents, a certain developer had left home buyers in a lurch. Around 400 residents in this project had to spend Rs 65 lakh over three years for water tankers because the developer could not keep his promise of ensuring water supply in the project.
Given the fact that Wagholi and areas beyond it are the only affordable options a home buyer can bank on if he is on a small budget, it is the administration's responsibility to pave the way to make housing attractive in the locality.
Property Prices in Wagholi
Talk about affordability and Wagholi opens up residential options starting Rs 12 lakh! Unlike the central parts of Pune, this locality gives you the benefit of going in for a plotted development where you would have the flexibility to build yours in a way you like. Affordable homes start at Rs 15 lakh but given the pick up in demand and disposable income of prospective home buyers, prices can rise to Rs 1.50 crore as well. The latter, however, are large homes up to 3000 sq ft.
What would you have to spend to buy a 1BHK, 2BHK or a 3BHK apartment in Wagholi? Much less than what you would be spending for a unit in Viman Nagar, a nine-km drive via Ahmedabad-Pune Highway or Kharadi which is seven km away through the same route. Let's see what the price dynamics is like:
Price Rise Trend in Wagholi
The price trend in the area as per data with PropTiger suggests that pricing has been stable with capital values reaching its peak in 2015. By April 2013, prices were as low as Rs 3,700 per sq ft. Wagholi locality reviews
Ankur Kumar, one of PropTiger's users rates the locality a 7 on 10 and writes, “Prices in Kharadi are sky-high so there are only a few affordable options available and that way Wagholi is a good bet. Reputed developers have entered this market and therefore it is safe to assume that both investors and buyers are seeing value in this location. The configuration of most units is buyer-friendly, not too big to beat the affordable quotient.”
Another user from Pune, Prem Prasad writes, “Wagholi is popular because of the affordable rates, connectivity to IT parks, connectivity to Nagar Road leading to malls (Inorbit Mall, Phoenix Market City), schools and hotels in few minutes' drive. Buyers started exploring Wagholi as a potential location as the rates in Kharadi, Viman Nagar is on the higher side, unaffordable for a middle-class buyer. However, water supply and electricity pose to be the issues.”

Developer Speak
“Given the vast multitude of locations in Pune which can technically be classified as suburbs, we can immediately see that some of them perform better than others. Suburbs closer to the city's IT / ITeS parks perform best, as they attract steady demand from buyers with stronger budgets. Because of this, such locations also see better civic and social infrastructure being put into place,” says Kishor Pate, CMD, Amit Enterprises Housing Ltd.
“Other suburbs have large integrated townships being developed. Many of the extended suburbs are currently seeing only budget housing being developed, however, as these suburbs see infrastructure creation and pick up on the back of spill-over demand from saturating areas close by, they see corresponding improvements in their profiling,” he adds. Wagholi seems to be a beneficiary clearly.
